The Coach House is Situated on the edge of the beautiful village of Burwash, famous for Batemans NT property, home of Rudyard Kipling , and its old smuggling legends .Beautifully converted and retaining many of its original features, the cottage has constantly been awarded 4 stars by visit britain for its high standard of furnishings and cleanliness. Located in a lovely rural spot with stunning views over the valley yet within a 5 minute stroll into the village. Train links to london are only 3 miles away. The village has a General Store ,two village pubs and butchers, selling local organic meats and a tea room, The area is great location as a WALKING holiday base with many local walks and the downs within 30 minutes.. This location is a must for all golfers as there are many golf courses within half an hours drive. The nearest is Dale Hill Golf Course which is 10 minutes drive. East Sussex National Golf Course is 25 minutes away. Knockatch adverture with dry ski slopes is just 20 minutes away.,

The property dates from 1852 and is the original coaching house to the main house for the horses and stable lads. It is comfortable and is very well equipped with most items you would expect to find. at home. .
Accomodation consists of ground floor , kitchen with tiled floor, range cooker, fridge, freezer, dishwasher and washing machine. There is a seating area here for those all important chit chats whilst cooking. Lounge with oak flooring, wood burning stove, tv/dvd with plenty of films, family games and reading matter.

There are three spacious ground floor bedrooms, all doubles, all with wooden flooring and french doors leading into the enclosed garden. Each of these have exposed beams and high ceilings. One of these bedrooms has an ensuite shower room. There is also a family bathroom with roll top bath on this level.
There are steps leading from the kitchen into the garden, but there is a path around the property for the less abled.

Heading up the oak staircase you will find a further two bedrooms each with three single beds and a further family bathroom with bath and separate shower.

Outside you will find the fenced private garden with a superb oak alfresco table and benches overlooking the newly renovated SWIMMING POOL (open mid May to September shared with owner). There is a shared games room in the garage with table tennis, ,ice hockey and bar football. NOW WITH A SLATE POOL TABLE. In additon there is a fully equipped large play area for children with swing set/slide and small climbing wall (age 10 and under), enclosed trampoline and space for a game of footie. There is also a small wooded area for children to explore and "build camps"!!!.. . Tennis courts are available to hire in the village.

Ideally located for many National Trust properties such as Batemans, Chartwell and Lewes Castle. Beautiful gardens such as Nymans, Wakehurst place and Sheffied Park. Main line station just 3 miles away. Central London 70 mins. Many places for children and families including Drusillas park, Clambers and Raystede animals and bewl water that is excellent for cycling and water pursuits. Many exciting events are held nearby each year. The beach is 30 minutes away.

For adrenaline junkies there is, Arena Pursuits for team building, 4x4 off roading,Team Tasks, Boot Camps,Archery, paintballing, quad bikes etc.For the detectives in us there are murder mystery nights on the fabulous Bluebell Steam Railway. For a quieter form of entertainment there is Bewl water for cycling,boating. plentiful horseriding and many golf courses including the East Sussex National all within 25 minutes travel.

If you would really like to just chill out how about Knowle Grange for the perfect pamper day, or soothing day of swimming or massage.
For a very special occasion , consider a private chef who will do all the hard work, and even the washing up!!.

All bedlinen is included and beds are made up. Tea towels and bath mats are supplied, but please bring your own towels.. Heating is included during the winter months of October through to the first of April. A charge is made for all other times. A basket of logs are supplied for the woodburner, Additional logs can be purchased locally.

Please note that there is insufficient sofa seating in the lounge for 14, however there is an additional seating area. Dining table can seat 14, and an extra table put in if the overflow accommodation is booked. Please call for details.
