Browns Oak is a detached and half-timbered Cottage that dates back to the 1800âs and offers breathtaking southerly views of the surrounding Sussex countryside. The inside and has been lovingly and sympathetically restored and provides spacious living accommodation with lots of wood beams.
It has a very large living room (5x 7.5m) that has a wonderful atmosphere and perfect for Hen Parties and large family or group celebrations. It has French windows that look out onto the garden and surrounding countryside and there is a large wood-burning stove that makes it really cosy in winter. This room leads up to a large, raised level oak beamed farmhouse-style kitchen with oil fuelled Aga, microwave and two butler sinks.
There is a separate beamed dining room that can also be used as a meeting room and also on the ground floor are two of the six bedrooms. One en-suite with a standard double bed, shower room/WC and another where the bed can either be made as a ÅQueenâ size (6ft6 x6ft2) or as 2 single beds; this room has a separate WC and washbasin.
Also in the living room is a beautiful oak staircase leading to the upper floor that has a minstrelâs gallery over the kitchen and 4 further bedrooms that comprise 2 double bedrooms, one twin bedroom and one small single room. Of the two double rooms one has a 'King' size bed that includes a standard doubleâ sofa-bed (so this room can actually sleep 4 people) and one en-suite double bedroom with a Queenâ size bed. The Cottage can sleep and is equipped for 13 people in total and in addition there are two travel cots available. In the basement there is a games room with table tennis, darts and a small pool table.
The Cottage is situated in a truly exceptional part of East Sussex that is designated as an Area of Outstanding Natural Beauty. It sits on top of a hill, on the edge of it's own 8 acre field where you can often see wild deer grazing. With a 180° view of unspoilt countryside, the land slopes down to miles of natural woodland and walks. It is a truly stunning location and is a great place for both activity-based holidays like walking & cycling or just enjoying the peace and beauty.
The picturesque village of Burwash is only 1.5 miles away is renowned for its old smuggling connections and hence the skull and crossbones on some of the gravestones in the churchyard. There is an abundance of places of historic interest to visit in the area such as Batemans (home of Rudyard Kipling), Bodium & Scotney Castles, Great Dixter, Groombridge, Battle Abbey (1066 & all that), Bluebell Railway plus many more.
London is 90 minutes by train from Etchingham Station in the next village and the nearest major towns are Royal Tunbridge Wells to the North and Hastings and the sea to the South. Both are only 25 minutes drive and in Hastings Old town there is one of the last remaining fishing fleets in the South of England so you can get the best Fish & Chips in the world! At the other end of the scale the owners can also recommend a Chef who can come to cook for your group at the cottage if you wish.
There are many activities locally including golf courses, trout fishing and clay pigeon shooting plus, many great pubs and restaurants to be enjoyed, so there is something for all ages.
