Camber Sands - with its superb beach & sand dunes (Bars/Cafes/Amusements), Winchelsea Beach - a quiet beach with shingle at high tide & sand low tide (cafe) & Rye Harbour Nature Reserve - birdwatching & walks. All within a 15 min drive. In the area, Gardens & Castles are in abundance such as Smallhythe Place, Bodiam Castle, Sissinghurst Castle, Great Dixter just to mention a few.... Dover & Folkestone for Euro tunnel & day trips to France (40 mins) & Ashford for Eurostar (30 mins). Easy access to London by rail.

BLUEBELL sleeps 2/4 is on the ground floor & overlooks garden & fields to the front. Bluebell is also suitable for families with children under 5 years with a cot & highchair being available upon request. It has an Open plan Lounge/Kitchen/Diner & 1 bedroom with twin beds. Sitting area has double sofabed (sleeps 2), armchair, Flat Screen TV with DVD Player & Radio/CD Player. Kitchen area is well equipped. Dishwasher, washing machine, tumble dryer, built in double electric oven & hob, microwave, fridge/freezer & sink. Dining table & chairs (seat 4). Bedroom has 2 single beds (that can be pushed together), wardrobe, dressing table/mirror, chest of drawers, TV, shaver adaptor, hairdryer. Bathroom has bath with shower over, washbasin, cabinet, mirror & w.c.

POPPY sleeps 2/4 is on the first floor with views overlooking garden & fields to the front/side. It has an open plan Lounge/Kitchen/Diner & 1 bedroom with a double bed. Sitting area has a double sofabed (sleeps 2), armchair, Flat Screen TV with DVD Player & Radio/CD Player. Kitchen area well equipped. Washing machine/drier, electric cooker, microwave, fridge/freezer & sink. Dining table & chairs (seat 4). Bedroom with double divan bed has reading lights, clock radio, hairdryer, shaver adaptor, mirror, dressing table/wardrobe. Bedroom has lovely views overlooking garden & fields. Bathroom, has bath with shower over, washbasin, mirror & w.c.

CROCUS sleeps 2 + Cot (or small child's bed, suitable for maximum age 7 years) on the ground floor is ideal for couples or families with a baby/small child as a cot or small child's bed & highchair are available upon request. Overlooks garden, field, courtyard & stables to the side/rear. It has an open plan Lounge/Kitchen/Diner & 1 bedroom with a double bed. Sitting area has a comfy sofa, armchair, TV with DVD Player, Radio/CD Player. Kitchen area is well equipped. Washing machine/drier, electric cooker, microwave, fridge/freezer & sink. TULIP sleeps 2/4 on the first floor, also has views overlooking garden & fields is side/rear facing. It has an open plan Lounge/Kitchen/Diner & 1 bedroom with a double bed. Sitting area has double sofabed (sleeps 2), armchair, Flat Screen TV with DVD Player & Radio/CD Player. Kitchen area is well equipped. Washing machine/drier, electric cooker, microwave, fridge/freezer & sink. Dining table & chairs (seat 4). Bedroom with double divan bed, reading lights, clock radio, hairdryer, shaver adaptor, mirror, dressing table/wardrobe. The bedroom leads to an En-suite Bathroom, with a bath with shower over, washbasin, mirror & w.c.

CHILDREN WELCOME; however apartments Poppy & Tulip are not suitable for children under the age of 5 years. Children/Babies of all ages are very welcome in Bluebell & Crocus. Cot, Highchair & Baby Bath can be provided upon request.

FREE WiFi available. Bedlinen, towels & electricity (fair usage) are included in the rental price. Also a complimentary welcome pack upon arrival.

There is a lawned garden & courtyard seating area for guests to share, with garden furniture & BBQ provided for enjoyment. Also a rotary dryer & picnic bench. Private on-site parking at the property.

For walking, public footpaths & bridleways are adjacent.

We are easy to reach as we are only 30 Minutes drive from Junction 10 of the M20 Motorway. For guests wishing to arrive by train, Rye railway station is only 2 miles away with trains to Hastings, Ashford (Eurostar link), Eastbourne, Brighton & London Charing Cross.

We also have a local bus service to/from Rye/Tenterden which passes our gate. For overseas guests, the Channel Tunnel at Folkestone is 40km and Dover for ferries is 68km. The nearest airport is London Gatwick at 100km.
