Surrounded by fields and trees and situated down a long lane all our cottages have been awarded four stars by VISIT BRITAIN and sleep from 1 to 6. The Village pub The Pigs is only 10 minutes on foot, and serves excellent food and beer. The coast is 15 minutes by car, sandy beaches 20. The fantastic family beach of Wells is half an hour.

The cottages are individual but furnished in a similar style whilst retaining some of the original features of the old farm buildings; flint walls and old beams.

Each living area has comfortable sofas, easy chairs and a selection of paperback books. There are colour televisions with digital channels, DVD players and stereos. All have board games and jigsaw puzzles. Kitchens have electric cookers, microwaves, (6 have) dishwashers, fridge freezers, coffee makers, and a very comprehensive range of cooking and serving utensils. New from 2010 wired broadband access with film and music available.

Bedrooms are furnished with very comfortable beds most with new mattresses. New for 2011 – king sized beds: Ash Cottage has a Feather and Black iron bed with "the" most comfortable mattress, Beech has a brand new Kozee sleep cloud 9 king sized bed (June 2011) and Oak and Elm also had extremely comfortable king beds in February 2011.

Bathrooms have wash basins, toilets and full sized baths, all with showers over the baths. Ash and Beech have ensuites too.

Oak and Elm are pet free.

Outside is loads of safe space, a fabulous play area with climbing frame, zip wire, trampoline, 5 - a - side goals, large slide, David Brown tractor, sand pit and swings. Inside there is a pool table, table tennis table; and badminton can be played in one of the barns

Towels can be hired at £5.00 per person.

Broadband (WiFi and Cabled) £8 for short breaks, or £20 for full weeks (package includes films & music for free)

Well behaved dogs are welcome by prior arrangement only in all Cottages except Oak and Elm, and we ask that they do not go into bedrooms or onto uncovered furniture. Dogs are charged at £15 per dog per week, or £2 per dog per night.

There is a bus service that stops in the village and the nearest train station is Sheringham, which is approximately 15 minutes away by car. Norwich airport is very convenient and only 25 minutes by car.

Oak, sleeps 4 in 2 bedrooms, single storey.

Holly, sleeps 4/5 in 2 bedrooms, double room with a 4 poster bed and single bed, second bedroom with bunks. 2 storey.

Ash, sleeps 5 in 3 bedrooms, with ensuite shower room. 2 storey.

Beech, sleeps 6 in 3 bedrooms and is all on one level (wheelchair accessible), ensuite shower room.

Chestnut Cottage - sleeps 4 in 2 bedrooms and is accessible though not adapted and has been awarded Visit Britain Quality in Tourism Mobility One. There is a ramp into the entrance, grab rails by toilet and above bath. (No wheel in shower.) There is plenty of room to manoeuvre a wheelchair, though assistance is necessary. Willow, sleeps 2 in a downstairs bedroom with ensuite, and there is room for 2 more people to sleep in the gallery. Willow also has a clearview wood burner.

Rowan, sleeps 4 in 2 bedrooms, 2 storey.
