Gaffer's Cottage and The Lodge Cottages were the coachman's and the gatekeeper's cottages to Spixworth Hall. With the stunning conversion of the Jacobean stableblock and Granary into six further cottages we have a group of quality,spacious, original holiday homes in the middle of a 700 acre farm close to Norwich, the Norfolk Broads and within half an hours drive of the Norfolk coast.

These award winning cottages all have a four star rating and are equipped to the highest standard for modern living and yet are full of character and features of a bygone age with exposed beams, a belltower, sundial, walled gardens and original stable block and wooden floors where appropriate.

Gaffers Cottage 5 bedrooms, 3 bathrooms sleeps up to 12 people. It has one ground floor bedroom and shower room so is suitable for families or groups with a member with restricted mobility.

Granary and Waterside Cottages and The Hayloft are all three bedroom , 2 bathroom cottages each sleeping up to 8 people if the master bedroom is used as a family room. The Hayloft is as its name suggests on the first and second floors of the building and has an amazing open plan living, dining , kitchen area with the original oak floor and great views across the farm. Granary and Waterside Cottages seen in the photo either side of the arched entrance extend over three floors.

Swallows ( 3 bedrooms, 3 bathrooms) and Pond (2 bedrooms, 2 bathrooms) Cottages are also part of the stables conversion. Completed in 2001 as the last part of the builing to be converted . These two cottages can be linked with an internal door between the two living rooms to create a five bedroom, 5 bathroom cottage with original stable doors opening into an enclosed courtyard filled with rambling roses in summer. these two cottages have a strict no pets rule and are suitable for people with allergies.

Stables cottage ( 2 bedrooms, 1 bathroom) has been designed with the special needs of the seriously disabled without losing any of the character of the stable building - the original doors were wide enough for a cart horse anyway! There is full level access throughout, bathroom with walk in shower and bath, an electric bed and many other features to assist those with special needs. As owners we also attempt to help at any time if required during your stay.

All the cottages ( except the Lodge) are in the middle of the farm, surrounded by woodland and wild life with many bridle paths to explore and an experience in all seasons from snowdrop woods in winter to swooping swallows in summer, beautiful bluebells in spring to wonderful autumn blackberries.

On the farm there is a well stocked fishing lake, a games barn and outdoor play area and an outdoor solar heated swimming pool and tennis court all of which can be used by our holiday makers.

The cottages are close to a good bus route into Norwich with its wealth of medieval churches, the castle and cathedral, riverside walks and restaurants. Out in the county you can explore waterways and country paths, windmils and nature reserves, and railways and cycletracks linking country houses, gardens and market towns.
