THE OLD SMITHY is a cosy detached cottage in the pretty village of Jacobstowe.
It is situated on a quiet lane, (The Tarka Trail) which leads to Abbeyford Woods.
It is an ideal holiday get-away for a couple or a family of four and is only a short drive or cycle ride from Dartmoor National Park.
The cottage would be ideally suited for any guest with impaired mobility as the master suite is on the ground floor.

There are several golf courses and horse riding facilities nearby, within a 5-10 minute drive in the Oakhampton and Dartmoor area.
The nearest shop / supermarket , (Waitrose), is 10 mins drive in Oakhampton.
The nearest pub is 2 mins drive or 10 mins cycle ride in the pretty village of Sampford Courtney.

Formally an Old Forge, the cottage has been newly renovated to a very high standard.
The fittings are modern and the decor is contemporary whilst retaining many original features such as the large stone fireplace, exposed stone walls and beamed vaulted ceilings.

Jacobstowe is ideally situated between the North & South Devon coasts, and is under 25 miles from Widemouth bay on the North Cornish coast.
There are several bike routes leading directly off the Tarka Trail at near by Abbeyford woods where there is also a 'North Shore' bike range.
Dartmoor National Park and the spectacular National Trust attractions of Lydford Gorge and Castle Drogo are just a 15minute drive from The Old Smithy.

The accommodation comprises of:

KITCHEN DINER.
A modern kitchen equipped with a microwave, integral electric oven / hob / dishwasher /fridge / Freezer / washing machine / pull out larder / limestone flooring and oak work tops.

SITTING ROOM.
This is a large and characterful double aspect room with glass doors onto the garden.
There is a wall mounted flat screen TV, Family SKY package, DVD & WiFi connection. There are two large and very compfortable sofas and a leather arm chair.(Six adults would be very compfortably catered for). The stone fireplace, slate floor and vaulted ceiling add drama and character to this spectacular space.

BEDROOM 1 (with en-suite).
Is on the ground floor and accessed off the sitting room.
It has a King size bed, large built in wardrobe and modern EN SUITE shower room.

BEDROOM 2 (twin).
This is a spacious double aspect room with vaulted ceiling. There are black out blinds at both windows.
This room is accessed via the mezzanine landing on the first floor.

THE MEZZANINE.
The Mezzanine overlooks the sitting room. It provides extra relaxation space. There is seating and shelving filled with books for you to read at your leisure.

BATHROOM.
This is a large family bathroom with contemporary fittings including a free standing bath and limestone flooring.

GARDEN.
Outside is a private walled courtyard garden, recently landscaped in local slate and oak timbers. There is a large seating area and BBQ. There is a store box with beach toys, crabbing nets and garden cushions. There is also a bike wash down area.

COVERED ENTRANCE PORCH.
The main entrance to the cottage is accessed through the porch. It is large enough to store boots, wet gear and for hanging / drying wet suits.

PARKING.
The Cottage has a private drive for one large car and an open fronted garage large enough to store a dinghy / canoes / motor bike / surf boards and bicycles. There is a bike lock against the inside wall.

The cottage benefits from being fully central heated and is extremely cosy and just as suitable for winter as for summer breaks.

Bedding, Linen, towels, electricity and heating are all included.
Please bring beach towels.

Beach chairs, Iron, travel cot, 'Tripp-Trap Stokke' high chair and toddler bed guard are available for use at no extra charge.

Strictly no smoking.
No pets.
We regret that the log burner is not available for use.

There is a large supply of books, games, DVD's and some childrens toys for your enjoyment.
