Open - From a week or so before Easter until just after New Year

Muddlebridge House Holiday Cottages consists of seven delightful and well equipped properties sleeping from 2 - 6 guests and provide the ideal setting for a relaxing self-catering holiday or break in some of the most lovely scenery of the the West of England.

The oldest parts of Muddlebridge House are believed to have been one of several small local potteries, some of which existed until well into the 20th Century. In the late 18th Century a large extension was added to the original building at the same time as two stable blocks and a carriage barn to create an elegant Georgian gentleman's residence and then in the mid 1980s the stables and barn were converted to form the cottages.

Each self-contained cottage has its own unique character and layout and is comfortably furnished. The open-plan living rooms provide unique sitting, dining and kitchen areas. There are excellent facilities onsite with over 2 acres of pretty grounds, an indoor swimming pool, a sauna, two games rooms, large outdoor play areas, pets corner, cycle hire, picnic areas and barbecues.

The convenient semi rural location is ideal being between the historic and picturesque town of Barnstaple and the pretty estuary-side village of Instow. Close proximity to shops, pubs/restaurants and within 800 metres of The Tarka Trail. There is a wide range of sports and family entertainment nearby including wonderful beaches, cliff walking and delightful countryside.

THATCHERS & WHEELWRIGHTS
The two largest cottages are adjacent and occupy the top two floors of the converted carriage barn. Each has 1 double bedroom and 2 twin-bedded rooms and sleeps 6 people. Each double bedroom has an en-suite shower cubicle with wash-basin and w.c., whilst the twin rooms share another bathroom. All three bedrooms in Thatchers are upstairs whereas, in Wheelwrights, the double bedroom is downstairs, just off the living-room.

MILLERS has 3 upstairs bedrooms - double, twin and single. One bathroom and a slightly smaller living-room than Thatchers and Wheelwrights. It is also fitted with a stairlift.

POTTERS & WEAVERS
Both sleep 4 in 2 bedrooms. Weavers has 1 double and 1 twin bedroom. The second bedroom in Potters is fitted with full size bunk beds (which meet latest safety requirements). Potters has a larger living-room and bedrooms and bathroom in each are upstairs.

FORGE sleeps 2 or 3 people in its spacious bedroom and is furnished with 1 double and 1 single bed. The bedroom has a door opening out onto the garden and is accessed via an open-plan staircase off the living-room, with a separate kitchen and bathroom also downstairs.

SADDLERS sleeps 2 in a double bed and has a spacious living-room, separate kitchen fitted with breakfast bar, bathroom off an inner hall and an open plan staircase to the pretty little bedroom.

Duvets and pillows (polyester), blankets and clean bed linen are supplied in the cottages. Beds are made up prior to arrival. Double beds in Thatchers, Millers, Potters and Weavers are king-size (5' wide), also 3" longer than standard size (4' 6"). There are double beds in the other cottages. We provide good range of crockery, cutlery, glasses, kitchen utensils and implements etc.,

Thatchers, Wheelwrights, Millers, Potters and Saddlers all have full gas-fired central heating. Heating in Weavers and Forge is provided by a night-storage heater in the living area, supplemented by electric convector heaters in all rooms. In Saddlers, the boiler also provides hot water, while all other cottages have an electric immersion heater for hot water.

Standard equipment in each cottage includes:

Television with Freeview and DVD player, radio/cassette/CD player. A four ring electric cooker (gas in Saddlers) with an oven and grill. A microwave and refrigerator with freezer section. Toaster, kettle, vacuum cleaner, steam/spray iron (and ironing board).

In response to the preferences of the vast majority of our guests we have a 'NO SMOKING' policy in all the cottages, swimming pool building and both games rooms.
