Your new abode comprises a light and airy kitchen/diner, where you can rustle up and enjoy long, leisurely meals over a bottle of wine, as well as an inviting sitting room with plush sofas and a Smart TV, ideal for enjoying movie nights with loved ones. After a day of exploring, enjoy a soak in the bath or freshen up in the walk-in shower, before retiring to one of two beautifully decorated king-size bedrooms. Explore the city, where you can treat your loved ones to a tasty meal at The Water Rat, South Lodge, and The Navigation Inn, stock up on essentials at the variety of shops, tour the Workhouse Museum, marvel at the remarkable Ripon Cathedral, wander the Police and Prison Museum, enjoy leisurely strolls through the Ripon Spa Gardens and the Ripon Wetlands, or get dressed up to spend a day at the annual Ripon Races in August. There is a lot to see and do in Ripon, a city that has been around for a long time and is dominated by its magnificent cathedral, including the 1300 year old crypt, the Yorkshire Law & Order Museums, a number of artisan fairs, the International Music Festival, and the Ripon Races. The popular Lightwater Valley Theme Park is only a few miles away, while the historic Fountains Abbey and Studley Royal Water Garden are within walking distance along the banks of the River Skell. Also not far away are the ancient homes of Norton Conyers and Newby Hall & Gardens. For those who must travel independently, Ripon is ideally located for day trips to Harrogate, Knaresborough, and York, as well as the Yorkshire Dales and North York Moors.

    Rear garden needs sprucing up. Very useful circular bus route to City and back drops you off at the door.

    We have stayed in holiday homes for many, many years and this must be the most unwelcoming to date. Not even a tea bag left for us on arrival. I'd taken all we needed but really, the hosts don't want to provide a welcoming hot drink? The kitchen- lots and lots of utensils and plates and a good range of glasses. Just a handful of mugs. One clean tea towel. No hand soap. We didn't use the dish washer but I noticed that there was one dishwasher tablet. We used the oven once to warm plates and that seemed to work ok. Dining area- lovely large dining table with overhead light. Bathroom- hand soap dispenser empty. Shower worked great. We didn't use the bath. Bath towels are adequate. Front bedroom- needs a blind or net curtain as pedestrians can see directly in from the pavement. We kept the curtains closed for privacy. The cheap curtains completely cover the radiator so heat lost into the curtain. Plenty of hangars in the wardrobe. Cheap bedding. There is a blood stain on the mattress topper. Pillows very thin. Second bedroom- again, cheap bedding. No wardrobe. Steps lead to outside. Living room- mostly comfortable. Several pouffes, all worn with little filling. If watching tv from one end of the sofa, the visitor will get neck ache. The room could be laid out better. Several clip boards on the walls with printed pics. It felt like the owners wanted to hang pictures, but not to spend a few quid on something nice. Garden- uncared for which is sad to see. Dogs can easily get out. Futile attempts made to make it secure but it clearly isn't. Grden furniture is grubby. Uneven surfaces all around the property. The grass will soon need a good cut. Hedges have last years growth on them. Conservatory- locked up and unable to access. Uncared for. It would be a great asset to the property as the morning sun in there looked lovely. No blind on the door leading into the conservatory from the kitchen. So lack of privacy from the garden and the property at the back. Guttering by the back door needs attention. There was constantly water dripping from this guttering which is immediately by the door making the area wet. This will be icey in cold weather. Drain from the kitchen sink completely blocked with leaves and roof debris. Water from the sink was running onto the drive, we unblocked it a little to stop this. The drive to the property is long and states it will accomodate 2 cars. Well yes, but only if the trees and hedges are cut back. We had to park immediately outside the back door as no space to open the car doors on the drive, unless we opened them into hedges. Maybe smaller cars will be ok. The internet is intermittent and was especially poor the weekend we arrived. Good luck with working the central heating. We managed with the help of Google. Yes, we could have asked the owner, but we sorted it. The property warms up lovely. Wherever we have stayed previously, I've been happy to wipe around areas like I do at home. Other than a vacum cleaner and floor wipe, no cleaning products left to use. We wouldn't stay again. We felt that guests are not made to feel welcome with cheap furnishings and uncared for garden. A little investment would make a big difference

    That said, the chipped crockery is still a problem (mainly small plates) and the bowls are merely slightly deeper plates so replacing these would be a good move. We eventually worked out that the bath tap only requires a quarter turn to turn on but also needs to be pushed in quite forcefully. Otherwise, everything O.K. but the property does need a tidy-up outside, which is looking very run down.
