The Coach House is Situated on the edge of our beautiful village of Burwash, famous for Batemans NT property, former home of Rudyard Kipling. The village has much history, and most famously its old smuggling connections recorded in the local church.

The Coach House built in 1852 has been very carefully converted 15 years ago, retaining many of its original features, including brickwork, stable boys fireplace, arched doorways and Sussex peg tiles. The cottage has constantly been awarded 4 stars by Visit Britain for its high standard of furnishings , décor, and cleanliness, all of which are very important to us.

Located in a lovely rural position yet within a 5 minute stroll into the village. As you come down the drive you are greeted by the most fantastic views up the valley to brightening Train links to London are only 3 miles away with London being reached in 70 mins . The village has a General Store with post office, two village pubs. both serving a great variety of local beers and food, and a family butchers, selling local organic meats and lastly the village has Bateman House , which also has a tea Room.

During the summer months you can lounge and soak up the sun on the loungers , or take a dip in the swimming pool (shared, but sole use in either morning or afternoon , option of hiring pool for your sole use ) or have a leisurely alfresco lunch outside

Accommodation consists
Ground floor, kitchen with tiled floor, range cooker, , fridge/freezer, separate additional fridge, dishwasher, washing machine and microwave and coffee machine. The kitchen is very well equipped with just about everything you would expect to find in most homes. There is an additional cosy seating area here those all important chit chats whilst cooking. The Lounge is very light and airy with triple aspect windows which allows the light to flood in, 3 large 4 seater sofas occupy the lounge with oak flooring, wood burning stove, TV/DVD with plenty of films, there is also a radio/ CD player with new Bluetooth speakers. family games and reading matter. Dining room with oak flooring with a huge glass dining table and chairs easily seating 16, . Sofa bed for additional guests only when booked in . Ground floor cloakroom. There are three spacious ground floor bedrooms, all doubles, all with wooden flooring and french doors leading into the enclosed garden. Each of these has exposed beams and high ceilings. These bedrooms lead off from a hallway which also has direct access to outdoors ( great access for the less mobile). One of these bedrooms has an ensuite shower room with grip rail. There is also a family bathroom with roll top bath on this level.(shower chair available on request for the less mobile)

There are steps leading from the kitchen into the enclosed garden, but there is a path around the property with no steps.

Heading up the oak staircase you will find a further two bedrooms each with three single beds and a further family bathroom with roll top bath and separate shower which has been refitted in jan 2016.

Outside you will find the fenced private garden , also a patio area with a superb oak alfresco table with parasols and benches (seats 20) , Overlooking the shared outdoor (i swimming pool (open from May 5th and closes on 26TH Sept.. you will have sole use either 9am - 1pm or 2pm to 6pm on a rota system. ).please ask for details. There is also an option of hiring the pool for your sole use during your stay. BBQ , Parasols and Sunloungers are supplied to coincide with the pool being open (please bring your own charcoal etc ) You will also have the option of hiring out the hot tub !! If you fancy sitting among the bubbles !!! There is a games room in the garage with ,bar football table and a slate bed pool table. In addition there is a well equipped large play area for children with swing set/slide and attached small climbing wall , hanging swing tyre, new enclosed full size trampoline , TP sand pit , netball ring and space for a game of football.

The area is rich in activities and places to visit. Many national trust houses, steam engines, hen parties are very keen on amazon events where you can do team building events, go karts, quad bikes, it's a knockout, shooting etc. bedgebury pinetum is 15 minutes away and is great for the whole family including the ever popular Go Ape. There is also horse riding within 6 miles and plentiful golf courses . The seaside town of Hastings is 12 miles South, Eastbourne 30 minutes and Brighton can be reached within 40 minutes. The ever popular Camber Sands are within a 45 minute drive.

At CHRISTMAS TIME. The house is decorated ready for the big day and includes a locally sourced real tree. ( artificial tree can be used instead if there are any allergies)
Initial supplies of cleaning products, dishwasher tablets, toilet tissue are supplied, but you will need to supply additional stocks of these.
Heating is included in the rental between 1st October till 31st march for 10 hours daily. Any other times and dates will incur an additional charge. The first basket of logs is supplied , then additional supplies are available to purchase in the village .

Two dogs are allowed from £25 per dog, occasionally if the dogs are small a third may be considered. Unfortunately this excludes puppies.

All linen is supplied, however we do NOT supply any towels.
** although short breaks are available all year round , they will be more expensive during peak times and school holidays.**
Parasols and drum BBQ and sun lounger are supplied to coincide with the pool opening times.
Hot tub if hired 9am till 1030pm
No fireworks or Chinese lanterns are allowed at the house due to nearby livestock

No dance lessons / dancing allowed at the house due to limited space, but the local hall can be hired at a very reasonable rate.

We are unable to accept wedding receptions, or parties with additional guests.
