Experience - The Area...

Offering a rural retreat for guests wishing to get away from it all, yet less than 5 miles from each of the historic harbours of Charlestown and Mevagissey and a couple of miles from Pentewan Sands on the Cornish Riviera is this beautiful, newly renovated, 150 year old single storey eco friendly barn conversion.  It is one of seven individual and unique properties in a courtyard setting. The Milking Parlour has exposed beams and high ceilings throughout, which give a feeling of space, yet the barn offers a warm and cosy year round retreat with double glazing, wood burning stove, mood lighting and underfloor heating from a ground source heat pump.

Fresh eggs and home-made marmalade can usually be bought from the farm at the top of the lane using the honesty box. Lobbs Farm Shop offers a superb array of local produce and is located at The Lost Gardens of Heligan, just over 2 miles away. London Apprentice just under 2 miles away has a small convenience store and excellent restaurant; whilst just over 2 miles away in Polgooth is a traditional Cornish village pub serving good food and ale. Kingswood is just outside London Apprentice and offers an extensive wooded area for dog walking. 

St Austell, the largest town in Cornwall, is 4 miles away with a range of shopping facilities including supermarkets, leisure centre with swimming pool, cinema, golf course and mainline railway station. The city of Truro is only a 20 minute drive away with an array of boutique and high street shops, supermarkets, cafes, restaurants and the Hall for Cornwall for theatre and comedy. Each less than 5 miles away,  the quaint harbours at Charlestown (spectacular base for the Tall Ships) and Mevagissey offer a range of cafes, restaurants and shops each with a small beach and great coastal walks. The Eden Project is approximately 20 minutes drive away.    

Stay - The Accommodation...

Situated near the top of a no-through country lane, the property has ample guest parking. The gated upper parking area has parking for at least two large vehicles, offering access through the top of the lawned garden via a gravel path and twenty-six steps down to the rear patio and front door. There is also a gravel parking area adjacent to the property on the same level. A wooden side gate opens into the patio and the main entrance.

The double glazed front door opens into a small entrance hall with slate floor and large store cupboard. From here a door opens into the beautifully appointed, light and spacious open plan living area with slate flooring and exposed beams. To one side is an attractive, well appointed fitted kitchen/diner with French doors leading out to the enclosed courtyard terrace. An extendable dining table with four chairs and a padded bench comfortably seating six is set to one side of the stylish cylindrical Aga wood burning stove with two large comfortable velvet sofas on the other which are arranged before the exposed original Pentewan stone wall.  A multitude of feature lighting options create a wonderful ambiance both internally and externally.  A further set of French doors lead out to the rear patio and garden.

There is only one step inside the property which connects the open plan living area via the stunning hallway to three delightfully furnished king size bedrooms with sumptuously comfortable beds and family bathroom. The hallway and bedrooms all feature engineered oak flooring. The master suite has French doors out onto the enclosed courtyard terrace and an en-suite shower room W.C with walk in rain shower and fixed glazed shower screen, basin and heated towel rail. The two additional guest rooms have zip link beds which can easily be split into a combination of twins and/or king beds. The family bathroom WC has a slate floor, large walk-in rain shower with fixed glazed shower screen, large bath, basin and heated towel rail.

The small, partially enclosed, lawned garden provides access to and from the upper car parking area. The lawn slopes down slightly toward two sets of steps via small terraces to the patio at the bottom. There is a hot and cold outside tap (useful for dog or bike washing). The hanging egg chair in the corner of the lawn is the perfect place to relax and stare at the cattle in the fields beyond. The enclosed courtyard terrace has a range of comfortable garden furniture which overlooks the central communal courtyard.

The barn is located across the lane from a working dairy.  Flies and smells are an inevitable part of country living.

Don't forget...

- This property welcomes two small or medium size dogs.  Due to dairy livestock in the vicinity, dogs must be kept under control.
- A £500 security deposit is required

    Thanks for a wonderful stay at The Milking Parlour. The house was fabulous and felt very luxurious. All the added extra's really made a difference, welcome pack, DVD's, boardgames etc. The area is beautiful and was a really good base for going out sightseeing, Padstow, Port Isaac and Mevagissey were lovely and the dog loved all the beaches. Too much to see in the one trip, thanks again. Hope to return again.
