This property is located within a beautiful, privately owned estate surrounded by acres of nature reserve offering plenty of outdoor activities from biking to paddle boarding. The onsite Spa encourages relaxation with their selection of treatments and pools. To uphold the ethos of the estate, it does not allow for large single-sex groups or excessive noise after 11.00pm. A code of conduct will need to be acknowledged and signed prior to arrival. Please read carefully the policies stated below before booking.

We are pleased to be able to offer, this highly individual property which has been custom-built to the homeowner’s exacting standards. One One Eight benefits from a bespoke roof terrace which provides the guests with the best possible views over the estate and adjoining nature lake.

The accommodation comprises two king lakeside bedrooms, one with en-suite WC, further children’s bunk room and family shower room with walk-in shower to the ground floor. There can also be found a games area with retro Pac-Man arcade machine, wall-mounted TV and seating area.

To the first floor can be found the spacious master bedroom suite with doors onto the west-facing balcony with outdoor furniture, to sit and relax and enjoy the late afternoon sun. Spacious en-suite bathroom. There are two further bedrooms, one king and one double, both having access to an adjoining snug with sofa and TV. Shower room.

The second floor provides spacious open-plan living with two separate living areas with comfortable seating and TV, one with direct access onto the westerly balcony with outdoor furniture. Dining area with seating for 10, kitchen with granite work surfaces and an array of built-in appliances.

Matching bedside cabinets and table lamps, door to balcony enjoying westerly views across the Swillbrook Lake. Outdoor furniture. Door to en-suite with separate bath, double shower, WC and hand wash basin.

King bedroom – Bedside cabinets with table lamps ceiling fan, built-in wardrobe and roman blinds to windows. Door to snug.

Snug – Shared between two bedrooms comprising sofa, coffee table and wall mounted TV.

Double bedroom – Matching bedside cabinets with table lamps, ceiling fan, roman blind to windows. Built-in wardrobe. Door to snug.

Shower room – Step-in double shower, WC and hand wash basin. Airing cupboard.

SECOND FLOOR

Spacious open-plan accommodation comprising two separate living areas with comfortable seating and TV, one with access to the west-facing balcony with outdoor furniture. Feature wood-burning stove, two fireside chairs, dining table and chairs seating 12.

Kitchen area with tall fridge, separate under counter freezer, single oven, grill combination oven. Toaster, Nespresso, five ring gas hob, granite work surfaces. Fully equipped for 12 guests.

OUTSIDE

Roof terrace – Accessed from second floor landing with electrically operating roof light. BBQ and garden furniture. Stunning views of the Swillbrook Lake and the wider Estate.

The rear balconies are connected via a spiral staircase rising from the ground floor. NB please be aware that there is no direct waterside access from this property. There are various entry points to the lakes around the wider estate.

ADDITIONAL

Central heating throughout. Towels and bed linen provided. Travel cot and high chair provided, however guests must bring their own linen for the cot. Wi-Fi included. Sorry, no pets

Spa use included, please contact the Spa direct for opening times for Guests. Please be aware the Wi-Fi signal varies, there is no fibre optic currently available on the Estate. The homeowner cannot be responsible for slow Wi-Fi connections

One allocated parking space to be found to the front of the property, overflow parking available. This property is subject to a £500 refundable damage deposit

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.
