The River Farmhouse holds a wonderful location, situated amongst the rolling hills of the beautiful East Devon countryside. The farms position close to the Devon-Dorset border means that despite guests feeling as though they are in deepest Devon countryside, the golden, sandy beaches of Lyme Regis are just a short fifteen-minute car journey away.
Whilst the accommodation is set within one building, it is spread across the main house, the Dairy, the Applestore and the Haybarn with two interior staircases leading to separate upstairs areas making it perfect for families holidaying together who would like to retain some privacy. The spacious farm can comfortably accommodate up to eighteen guests across its seven well-appointed bedrooms.
On the ground floor is the main entertaining space which comprises of a large lounge, a cosy snug, a formal dining room, an open-plan kitchen and dining area and a separate caterers’ kitchen. There is a fun games room complete with pool table and table football, perfect for keeping the older children occupied in the evening! Also on this level is the first of the bedrooms, two king-size double rooms, both of which feature additional single beds and en-suite bathrooms. Upstairs, via the first staircase are two king-size bedrooms, both of which boast en-suite shower rooms. The second staircase leads to the master bedroom, a space perfect for those travelling with small children with a super-king bed, two single beds and an en-suite bathroom. Furthermore, on this level are the final bedrooms, two king-size rooms which share the use of a family bathroom.
Outside, there is a half-acre garden to explore, which extends to a fifty-acre farm stretching down to the Dorset coast, offering guests a truly relaxing escape away from hectic day to day life. The children will enjoy the playhouse, trampoline and ping pong table, while the adults take a dip in the seven-seat hot tub. The patio comes complete with dining facilities and a barbecue making it the ideal spot for the whole gang to gather on a warm Summers evening and enjoy a meal al fresco!
The River Farmhouse holds a wonderful location close to the Eastern border of the county of Devon. The market town of Axminster is less than ten minutes away, here there is a variety of helpful shops and restaurants. Lyme Regis offers a selection of sandy beaches and is less than a twenty minute car journey away.

Loved our stay here. Such a gorgeous place, beautiful views, within walking (a relaxed 30 min stroll) of Axminster and it's eateries, close to Lyme Regis and a drive to the attractions of Exeter. The house itself is huge! It's absolutely pristine and so well appointed with a massive kitchen, huge catering sized ovens and hobs (should you want to cook). There is so much space that it easily accommodates its guests without ever feeling cramped but at the same time has a cosy feel with comfortable sofas and TVs in two of the rooms to avoid viewing wars! A snooker table was a bonus offering non technology based entertainment (although wifi is available if that is required :)). The bedrooms are tranquil and the beds really comfortable. The bathrooms so lovely, modern, clean and rainhead showers which I love. Just can't say much more than that! The gardens are beautifully landscaped and a trampoline on offer was enjoyed immensely by the kids. There is also a hot tub which I must say was enjoyed by adults and young persons alike. All in all we had a fabulous short break here and we will definitely come again.

My friends and I stayed the farmhouse for a girlie weekend together. We intend to repeat this exercise as we had such a fab time! We would love to come back as the accommodation was perfect for our needs. Really spacious and everything we needed was there! Loved the large hottub, which was lit at night, so that we could sit and look at the starry skies and look down the valley. Next time, we would look to get a caterer in, as there is tonnes of space to allow for this. There is so much to do and see in the area; the beach is so close and the countryside is just beautiful. We were lucky enough to be able to witness lambs being born on the farm (ask the owners Kathryn & John if you fancy trying their rare breed meat, they didn’t have any in stock when we visited, all in the timing!) These guys deserve much success for their restoration of this place and in providing such a well thought-out, comfortable property for guests like us to enjoy.

My husband and myself, and my lovely parents spent a wonderful 3 nights here, and would highly recommend it. We received a warm welcome (and cake) from Kathryn, who manages that perfect balance of being on hand, but leaving you alone - thank you Kathryn! The cottage/barn is the best-equipped holiday rental we've stayed in, and was just beautiful and comfortable. Great position - feeling like the middle of nowhere, but only a couple of minutes' drive from Axminster. Thank you.
