A spacious and very comfortable farmhouse peacefully located within 10 acres of private grounds with lakes, woodland, gardens and river frontage.  This lovely property is ideal for large family groups and benefits from its own private indoor heated swimming pool and open fronted barn with table tennis table.  Nestling in a beautiful Exmoor Valley, surrounded by the magnificent countryside of the Exmoor National Park and just a short drive to the picturesque twin coastal villages of Lynmouth and Lynton and the sandy cove at Combe Martin. Ample indoor space for all the generations and wonderful outdoor space including a large terrace for alfresco dining and viewing the night sky(Exmoor is the first European International Dark Sky reserve). Lower Cowley Farmhouse has been welcoming visitors for over 20 years and offers a fantastic retreat for all the family to get together, unwind and enjoy the peaceful beauty of Exmoor.

Indoor heated swimming pool. First floor: 7 bedrooms, Bedroom 2 with Double. Bedroom 3 with Twin. Bedroom 4 with Double and vanity unit. Bedroom 5 with King, dual aspect views and vanity unit. Bedroom 6 with King, French windows to balcony. Bedroom 7 with twin. Bathroom 1 with bath, hand held shower, heated towel rail, WC and basin.  Bathroom 2 with double ended bath, separate shower cubicle, WC and basin. Bathroom 3 with bath, separate shower, WC and basin.Separate attached 1 bedroom cottage with own private entrance and a connecting door to main house with open plan living/dining /kitchen area with elec hob, kettle and toaster, DVD and monitor screen. Double bedroom with ensuite shower room.

Kitchen & utilities: with electric range cooker(5 rings, warming zone, 2 ovens and a grill),microwave, 2 fridges, dishwasher and dining table for 6. Boot room off the kitchen with fridge and freezer. Washing machine and tumble dryer in utility room and additional washing machine in further utility area.

Entertainment: 3 TV's, baby grand piano, and selection of books and games.

For families: Cot, Highchair and 2 stairgates available

Outside:Large Terrace with table and chairs, 10 acres of grounds with lawns, pastures, woodland lakes and river frontage(care should be taken with children) 

Parking: Private Parking for 5 cars

General: Wifi, Oil Central Heating, some Storage heaters, woodburner and open fire. Linen and towels provided, No smoking

Notes: No fishing available.  Special care to be taken of children due to lakes and river within the grounds Family Parties only, no Hen or Stag parties.  Walking and Art groups may be considered(please enquire).

Beautiful property, well equipped and enough space for 14 of us not to fall over each other. Great place for all of us - 10 adults and 4 youngsters.
