Facing south and overlooking Hope Park, it is close to the owner’s home and has fabulous fell views from most rooms, and a glimpse of the lake from two bedrooms. The accommodation is laid out over four floors and has five bedrooms (four of which have en-suite facilities); there is also a separate shower room. A family suite on the ground floor comprises a single bedroom leading to a double bedroom with en-suite. Keswick town centre, with its wealth of amenities, lies only 400 yards away, yet S50401 is quietly located on this terrace of individually designed Lakeland stone properties. A leisurely 5-minute walk through Hope Park, with its beautifully manicured gardens, café and mini and crazy golf, leads to Derwentwater and the Theatre by the Lake. Shop 400 yards, pub and restaurant 200 yards.

"Could have provided hand wash & mini toiletries for the price we paid. Also could have provided some games & or other entertainment for evenings e.g. DVDs or Sky movies. Beautiful spacious house in a prime location with fantastic views of Hope Park & mountains. Loved it there & would consider going again."

"A good location, very good for a large group.A bit awkward for the people in the top room who had to come down two flights of stairs for their bathroom. More coat hooks would have been an advantage.Though a washing machine there was no dryer, a must if the weather is wet."

"Great location. Beds and bathrooms were clean. Well stocked kitchen and lots of space. The house itself though was not as clean as I would of liked. A lot of dust on the skirtings, carpet edgings and the kitchen was very greasy. On the whole it was fine."

"Good spacious house in a great location, close to the town centre and with great views. Outside space at the front is good. Only issue is that it could be cleaner, in particular the kettles were very dirty and the seals around the shower was black."

"The location is amazing, although there were numerous cobwebs everywhere and the majority of ensuites are tiny. The beds were clean and comfortable. The kitchen is well equipped but there isn’t enough seating in the living area for the 10 of us that stayed so we couldn’t sit and chat. we had to go out and buy a pack of cards and there’s usually these provided. Often there’s games and books too. There was very little info on the area, luckily we are fairly familiar with the area. No DVD player, radio, or anything else just a basic tv.If it weren’t for the views I wouldn’t return."

"Generally very happy with our stay. Some areas that could be improved:- one of the frying pans was dirty / filthy- internet connection was very unreliable- some softer pillows would be nice- some bathrooms had mold/mildew that could do with a clean- bathrooms in rooms 1, 3 and 4 are very small"

"A lovely house in a perfect location. Beds very comfortable. The only criticism we had was that the kitchen could have been a lot cleaner. Oven not clean, fridge dirty, some pans and equipment have seen better days. No measuring jug. Bedrooms were fine but a bit dusty in places. A deep clean would not go amiss. Wifi not brilliant. Generally a very good house for a large family and we thoroughly enjoyed our stay."

"Ideally situated for lake, park and town. We had a few plumbing problems but quickly dealt with by staff from keyholders. Some deficiencies in equipment - no scissors or oven glove, no medium sized pans. I would expect a DVD player to be standard! We couldn't find a Visitors Information Booklet so not sure about re-cycling etc. All this just nitpicking, a great holiday!"

"Fab house, a little bit dangerous under the stairs-a post to remove sharp corner would be a good idea.Lots of space & enough tv's for time alone.A pair of scissors in kitchen would help.Cooker problems but owners where right there to help on Christmas morning.Very warm and cosy house. Great showers, good power no pathetuc dribbles !Curtains that close all the way in front to keep blinding sun out would b another good idea.Benefit of parking in a fantastic location.Views to die for. Loved it."

"Kitchen was the only thing that let is down a bit, some rather elderly kit and not even a salt and pepper or sugar. Most places do provide you with the basics. And only a teeny bit of washing up liquid. Apart from that it was warm, comfortable and convenient."

"Would suggest that provion of liquid soap in the toilets should be standard - doesn't need changing between guests so extremely economical The toaster isn't the best in the world- only browns on one side!I know this is nit picking as the property is in a great location & is just right for our group of friends - we'll be back"

"Lovely location and nice house. A couple of the bedrooms, and especially the en suites are a bit small, and we had trouble turning the heating off! Kitchen fairly basically equipped. But the pros definitely outweighed the cons."

"Fabulous stay. Just a couple of things could round it off....hooks on the bathroom doors to hang things on, racks in the showers to hold toiletries, provision of liquid hand soap at all hand wash basins, a scoured in the kitchen. Don't forget to take cling film & foil."

"Superbly situated a few minutes walk from the Main Street in Keswick. The property was clean and spacious. Kitchen was well kitted for cooking. The beds were not the most comfortable and the WiFi was a bit touchy but overall a great Holiday House."

"An ideal house for a large group, especially with so many shower rooms - no queuing for the bathroom! The house is minutes walk from the centre of Keswick, with parking for 3 cars being an asset. The lounge and dining room are great for socialising. Bedrooms are a good size too."
