About this property

This Cart House conversion enjoys a lovely riverside location at Crosswell in the heart of the National Park between the Pembrokeshire Coast and the Preseli Hills.

The river Nevern is the boundary to the 4 acres of grounds and there is private fishing which you are free to enjoy along one side of the river bank (you will need a rod license).

The Neolithic Burial Chamber at Pentre Ifan, Castell Henllys Iron Age Fort, Newport Sands, Cardigan and Fishguard are all within a 5 to 15 minute drive.

The owners live in the main farmhouse and there is a working farm next door.

Ground floor.

Entrance is through a large open sided barn storage area with space for walking gear, bikes, canoes and surf boards.

The hallway leads to the bedroom which has a tiled floor with rugs, double bed, built in bedside cabinets, wardrobe, chest of drawers and a comfy armchair.

The bed will be made up with fresh linen for your arrival.

The shower room is also downstairs and comprises a very large built in shower cubicle, WC and hand basin.

Towels are provided.

First floor.

Stairs lead from the hallway to the open plan living area with high A-frame exposed beams, stone colour washed walls, wood burning stove, wooden floors, skylight windows and a Juliet balcony with patio doors.

The sitting area has a comfortable two seater sofa, armchair with footstool, coffee table, TV with DVD and French windows which open to a Juliet balcony overlooking the cherry tree and lawn area below.

The kitchen area has a range of fully fitted oak cupboards with a built in oven, hob, fridge with freezer compartment and a microwave oven.

The dining area has a round dining table with two chairs.

Garden and Parking

There is ample space for parking two cars on the farmyard and space for holiday paraphernalia in the entry barn.

There is a patio area with a table and two chairs as well as a barbecue.

There is a lawn area in front of the property.

The river bank has views of the lovely stone Pontgynon Bridge and is banked with trees and fields of grazing pastures.

Other Information

There is oil fired central heating throughout, this is included in the rental from May to September and charged for at a flat rate of £25 per week from October to April.

Please pay the owner while on holiday.

A complimentary basket of logs is provided for the wood burning stove and the owner can sell you more.

A cot, highchair and stairgate can be provided on request.

Pets are welcome but must be kept under control at all times as the owners have their own and there is a neighbouring farm.

WiFi will be installed.

No smoking.

There is a washing machine, tumble dryer and small freezer for your use in the outbuilding.
