A stunningly beautiful and secluded hamlet with a Georgian Farmhouse and 4 cottages surrounding a stream fed trout pond. Nestling right at the foot of the South Downs, this rural idyll is only just over an hour from London and 15 minutes from the busy town of Chichester and the South Coast. Close by are the antiquarian towns of Petworth and Arundel. Goodwood and West Dean College and Gardens are also close by. Walking into the Downs is aided by a leaflet showing three circular walks from Duncton Mill, 2, 5 and 9 miles. There is a hidden meditation walk in the grounds.
The Farmhouse sleeps up to 12. It has two sitting rooms, a glorious dining room with refectory table and a large well equipped family kitchen and utility room. The terrace leading through from the main sitting room has a large table with parasol and chairs. The terrace overlooks the trout pond and onto the Downs.
The Mill Pond Cottage is a delightful converted stable with a romantic mezzanine bedroom and bathroom. A twin that can be made up into a double. The roomy ground floor is open plan and tiled so that dogs are welcome. It overlooks the trout pond. The kitchen also incorporates a washing/drying machine.
The Pool House is set slightly back from the trout pond. This bungalow has its own open air swimming pool behind (heated from June 1st) with loungers and a view onto the old orchard. Sleeping 4 or 5, there is a twin (or double) bedroom en-suite and a bedroom for 2 or 3 with its own wet room.
The light and airy Cider House is set behind the Farmhouse with lovely views to the Downs and meadows with woodland. Through the french windows in the sitting room there is a pretty sunken garden with table and chairs. This house has a twin bedroom with its own bathroom and another twin (or double) with a shower room en-suite. This cottage boasts 3 loos!
This sweet little cottage is only hired out in conjunction with one of the others - it has a double bed, shower room, table and chairs. There is a small fridge, a kettle and a microwave. It is an ideal spill over and just next to the trout pond.
