The hall draws you into the living room, where a cornucopia of cosy seating gathers around the wood burner, recessed into a large oak framed inglenook fireplace. Set off to the side through another oak arch is a snug/family room, with a deep sofa and bean bags sitting in front of the large Smart TV. Repurposed furniture provides many treasures to examine, from the battered chests and ornaments to board games, puzzles and the extensive collection of old Beano and Dandy annuals. Across the hall, the open plan kitchen/dining room reveals an explosion of coastal character using reclaimed materials, pull up a stool to the breakfast bar and allow the culinary creatives to indulge in the double range cooker and excellent facilities. Reminiscent of a coastguard’s cottage, the rustic dining table is hunkered between whitewashed brick walls. Upstairs there are four large bedrooms, each unique in seaside style and design. There is a large Indian sandstone patio with cable reel tables and charcoal barbecue, shady spots under the trees and on the veranda hanging chair, and a lawn to feel the grass beneath your toes.

East Preston is a small but bustling seaside village, there is always some activity happening without ever feeling overrun. Because much of the village is formed of private estates, there are relatively few tourists when compared to further along the coast, meaning quiet beaches and long stretches of footprint-free sand at low tide. The area is well known for the greenswards that sit immediately behind the beach, and it is a great place to walk with popular cafes serving as pleasant refreshment stops along the way. The shallow waters and long, flat sands at low tide are a paradise for watersports; paddleboarding, kitesurfing and sea kayaking are very popular here and hire/tuition is available at Littlehampton and Goring. The stretch of beaches in between Littlehampton to Worthing (Goring Gap to Rustington) are dog-friendly year round, as well as many of the cafés, allowing for long walks on the shoreline with your beloved pooch. There are plenty of good pubs and eateries nearby, including local takeaways, café and restaurants in Ferring. Beach 170 yards.
