Enter via the front door, and instantly feel welcomed into its characterful charm exuding from every wall; its original floors, low beams and cosy woodburner housed within a beautiful brick fireplace, add an elegant and refined touch, enhanced by warm terracotta colourways in the dining area to uplift your mood. The compact yet nicely appointed kitchen leads you to the pretty garden to the rear, where you can enjoy the delights of outdoors under a sheltered patio area, looking out across the manicured lawn towards a plethora of beautiful flowers and plants, cascading around its borders. The bathroom is positioned on the ground floor for your convenience, finished traditionally with a neutral shade of tiles. Climb the enchanting spiral staircase, which leads you to the first floor, benefitting two bedrooms; a double and a single, well-presented to a quality standard. A few minutes walk is the local and shop and award winning pub. The property is but a short drive from DIss and Framlingham, both well worth a visit. Framlingham is home to a wonderful castle and now famous for being the town Ed Sheeran grew up in. A little further away you can visit the Suffolk Heritage coast with the must visit Aldeburgh and Southwold; both popular seaside towns with an excellent range of cafes, restaurants and shops. This charming, traditional cottage is ideal for those seeking a unique stay in a wonderful location.

The village of Hoxne is one of Suffolk's most attractive villages, home to a Post Office, a 15th century Grade II listed pub, and streets lined with a range of chocolate-box cottages. Within an hour’s drive you can be touring the Norfolk Broads, sunning yourself by the sea, strolling along the pier in Southwold, or discovering the cultural city of Norwich. With a wealth of day trips to enjoy and plenty of walking and cycling on the doorstep, Hoxne is the ideal base.

    There are 2 light switches by the front door, neither of which actually switched on a light. There is a picture frame on the dresser on the far left of the lounge with instructions on how to switch on the light in the middle of the room - this light is very dim. A floor lamp in one corner doesn’t work (there is a bulb missing) and another lamp by the table can only be aimed downwards so doesn’t illuminate the room. In the kitchen, the lamp in the cooker hood doesn’t work making it difficult to make use the touch-controls on the hob. Upstairs one of the bedroom lights doesn’t work. The cottage is right on a busy road so it is noisy and difficult to exit with a dog and lock the door behind you with enormous lorries thundering past. There was no welcome pack - not even any milk - and no condiments in the cruet. Despite all this we enjoyed our holiday with good walks nearby

    We personally would have found a dishwasher in the kitchen more useful than a washing machine. Lovely to have a secure garden for the dogs.

    Has everything you need in the kitchen: The freezer; being in the shed, created a little problem for me: I didn't realise it wasn't switch on :) Ha Ha. Light and airy up stairs, and a very comfortable double bed & pillows. Cleanliness was good, for an old building. And it's good that you except dogs, they had a great time. Wasn't too sure where to park; but the locals showed us. You can buy little bits you need in the Local Post Office, and all though we didn't have a meal in the Pub, we can reamend the deserts and a glass of wine in there: very friendly staff: and dogs welcomed.
