About this property

Explore the Eastern side of Lake Windermere from this traditional cottage in Near Sawrey, a stone’s throw from Hawkshead. This country cottage is perfect for families or couples looking to get away from it all yet only 20 minutes across the Lake to Bowness.

Enter into the cosy and comfortable sitting room with wooden floor, leather sofas and open fire – the perfect spot to relax. There is a separate stylish dining room where you can access the decked sun terrace and well-equipped kitchen. Head upstairs to the two comfortable bedrooms and modern family bathroom.

A holiday cottage in Near Sawrey places you at the heart of the Lakes and close to Moss Eccles Tarn and tranquil Esthwaite Water which lies between Near Sawrey and Hawkshead village. Nearby Hawkshead village is enchanting with its car-free cobbled streets, its air of history - fascinating historic attractions include the Hawkshead Grammar School museum and the former home of Beatrix Potter, open to the public at Hill Top. There’s also a selection of pubs to enjoy as well as The Little Ice Cream Shop and tempting treats at Hawkshead Relish. Despite the secluded feel, Hawkshead village remains close by and the car-ferry crossing over Lake Windermere to Bowness is minutes away.

The village of Sawrey is situated two miles from Hawkshead down the eastern side of Esthwaite Water, overlooked by the woods and tarns of Claife Heights. Sawrey consists of two separate hamlets - Near Sawrey and Far Sawrey - both with a cluster of picturesque cottages, tea rooms and pubs. Near Sawrey is famous for Hill Top, the 17th century farmhouse where Beatrix Potter wrote her acclaimed children's stories. Now a museum, owned and run by the National Trust, Hill Top is one of the most visited houses in the Lake District. Far Sawrey is the hamlet furthest away from Hawkshead and the nearest to the ferry point on Windermere. It offers a church and pub/restaurant with a beer garden. There are good walks in the area, including those to Claife Heights and in Grizedale Forest. It's also a great base for enjoying a wide variety of typical Lakeland pursuits - with watersports close at hand on Lake Windermere, fishing on nearby Esthwaite Water and, of course, fell walking.

It contained everything we needed. It was nice, with lovely views from the back of the house, in a great position in the village. It was very clean, suited having dogs, although we had to be mindful of opening the front door into the living room and there was obviously no secure space to just let them out, but turn right and there's great walk up the hill to the tarn. Having a door at the bottom of the staircase made it easy to manage where the dogs went in the house too. We had no problems with parking out the front, we just made sure the car was tucked in tight, so tractors passed easily :)

However, Stoney Croft Cottage is very small and although there was only myself, my wife and our 12 year old son staying, we felt rather cramped and only having one toilet was not always ideal either. Despite the fact there are two bedrooms this is really only a cottage for two people. The kitchen is monumentally small and if one person is in there, there is no hope of a second joining them. The kitchen is however modern and fully equipped, so no complaints in that regard, although we did muse at the design, as the cutlery draw can't be opened fully due to the cooker knob being in the way... Our biggest disappointment was with the parking and the lack of any meaningful private garden space. It is claimed that you can park one car to the front of the cottage, but you can't. If you do, you will get a note through the door from a neighbour telling you that lorries use the lane and that if you leave a car outside it will block the road. The lane fronting the building is very narrow. People will tell you to park on Hill Top car park, which is just around the corner, but this is actually owned by the National Trust and is manned during the day, so unless you have a pre-booked ticket to use the car park you can forget any hope of using same. In fact there is a notice in the cottage telling guests to use this car park and this really shouldn't be there. I spoke to a person manning the above car park and explained our predicament and they were alarmed to say the least that their car park was being suggested as an alternative and said that this should not be happening. As a consequence we had times of great difficulty in parking during the day and when you've just spent £80,000 on a car, this becomes a real issue I can tell you! The second issue is the lack of any private garden space. There is a tiny decked area to the rear, but this is not private and backs onto an open garden that belongs to next door, the owner of whom introduced himself to us upon our arrival (with his massive dog) to explain the fact that we only had the decked area and that the rest was his. One got the feeling he did this on a regular basis and as soon as a new guest arrived... The above were enough to ensure that we won't be booking this cottage again and I would only suggest that the type of guest(s) that stay are in a very small group (max 2) and arrive in a very small car, although preferably on foot or by bike...

Large forestry vehicles passing regularly meant that we couldn't park in the dedicated parking slot in front of the house and no-one had relayed this message on to us. The website also said that one room would be a twin room but it was made up as a double. As it transpired, our party of 3 had become 2 due to Covid but it could have posed us a problem. Make sure you take everything with you including washing up liquid - there are no local shops!
