This property is located within a beautiful, privately owned estate surrounded by acres of nature reserve offering plenty of outdoor activities from biking to paddle boarding. The onsite Spa encourages relaxation with their selection of treatments and pools. To uphold the ethos of the estate, it does not allow for large single-sex groups or excessive noise after 11.00pm. A code of conduct will need to be acknowledged and signed prior to arrival. Please read carefully the policies stated below before booking.

Beautifully presented, this contemporary detached four bedroom property enjoys stunning views across our largest lake, Somerford Lagoon. The owners have taken great care over the internal furnishings and have ensured a high level of fixtures and fittings throughout. Spacious open-plan ground floor living set around a contemporary real flame gas fire, and dining area with bi-fold doors opening back to allow access onto the decking enjoying uninterrupted views across Somerford Lagoon. Three bedrooms and two bathrooms to the first floor, and a further second floor super king bedroom suite with separate shower room and access onto a roof terrace enjoying stunning views. Ground floor cloakroom, central heating throughout with underfloor heating and oak flooring to the ground floor. Accommodating 8 guests.

Cream gloss units complimented by granite work surfaces and LV down lighters. Built-in electric oven, five ring gas hob, combination microwave oven, plate warming drawer, dishwasher and integrated fridge/freezer. Full range of utensils and serving dishes. Opens onto dining area.

LOUNGE AREA

Spacious (21’x 20’) open plan room with comfortable seating arrangements, inset gas fire and oak flooring. Fully glazed rear elevations providing stunning ‘picture postcard’ views over the main Somerford Lagoon. Access onto the rear decking with outdoor furniture for relaxation.

GROUND FLOOR CLOAKROOM

WC, vanity, hand wash basin. Tall cupboard housing washing machine and tumble dryer.

BEDROOMS

First floor: king size bedroom with en-suite shower room and direct access to balcony, second king bedroom with access to balcony and further double bedroom. Family bathroom. Second floor: Super king bedroom with separate shower room. Access to the outside roof terrace.

A variety of rattan seating with coffee table and cushions. Dining for six. Charcoal BBQ.

Bed linen, towels, travel cot and highchair are provided, however guests must bring their own linen for the travel cot.

One allocated parking space, overflow parking, spa use as well as exclusive use of the The Nine Spa (seasonal heated pool and gym), no pets.

Please contact the Spa direct for opening times for Guests. Please be aware the Wi-Fi signal varies, there is no fibre optic currently available on the Estate. The homeowner cannot be responsible for slow Wi-Fi connections

This property is subject to a £500 refundable damage deposit.

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.

N.B Please note, Somerford Lagoon lake is closed from October - March due to nesting birds.
