A stunning barn conversion offering 5 star accommodation for groups up to 16 in an Area of Outstanding Natural Beauty. Surrounded by the glorious countryside of the Lincolnshire Wolds, the property boasts spacious and stylish accommodation and superb leisure facilities including an indoor swimming pool, sauna, hot tub and games room.
The main barn sleeps up to 14 and has at its heart a fabulous open plan living area with dramatic high vaulted ceiling - reminiscent of the medieval hall of old, but light, bright and full of 21st century style. The theme is relaxed ‘country chic’ with quality furnishings and appliances. All the bedrooms are ensuite and all have TVs. Stone floors and thick wooden beams provide plenty of character. Underfloor heating throughout keeps things nice and cosy. The Barn also has excellent ‘eco credentials’ - energy is supplied via ground source heat pumps, pv and solar panel and heat recovery. There is also a rainwater harvesting tank.
The leisure complex is accessed via a glazed link room from the kitchen area and boasts a fabulous 9m x 3m indoor swimming pool and sauna. For ‘tournament nights’, head to the games room where you will find a large TV, pool table and darts board. For your convenience there is also a mini kitchen with fridge and dishwasher. An outside hot tub in the courtyard completes the picture.
A contemporary single story annex is connected to the barn by a smooth ramped pathway. The Wagon Shed offers wheelchair friendly accommodation for an additional 2 guests. With it’s own open plan dining/sitting/kitchen area and a lovely garden room opening out onto a terrace - this is a great space for a couple who might like a little privacy away from the main group. The bedroom has twin beds which can be made up into a 6 foot double bed on request. The large bathroom has wet room facilities.
There is plenty of outside space with an acre of grounds to explore.You will find a solid fuel barbeque & garden furniture for alfresco suppers. There is also a lockable cycle store and plenty of parking. On the wider Estate you can also arrange for seasonal trout fishing and the use of the owner's tennis court.
The Barn is situated in the northern Wolds, close to the lovely market town of Caistor, with its plethora of Georgian & Victorian Buildings. Louth, the ‘capital of the Wolds’ and an attractive riverside town is just over 12 miles away. A ‘foodies’ delight, with plenty of cafes, bakers, award winning butchers and independent shops to explore. The ancient city of Lincoln with its cathedral, castle and bustling waterfront is just 28 miles away.
The Wolds are a designated Area of Outstanding Natural Beauty and its gentle undulating landscape makes it justly popular with cyclists and walkers. The National Cycle Network is just 2 miles from the barn.
The Georgian towns of Caistor (6.8 miles) and Louth (12.8) are within easy reach, as is the picturesque town of Market Rasen, justifiably famous for its racecourse is worth a visit in its own right.
The coast is within easy reach of the barn. The popular resort towns of Skegness, Mablethorpe and Cleethorpes provide award winning beaches, family fun and seafront entertainment.
Away from the bustle of the resorts there are plenty of quiet rural beaches to discover. Lonely expanses of sand, dunes and salt marsh - havens for wildlife. Nature lovers should head for the Gibralter Point, Saltfleetby, Crook Bank, and Moggs Eye. Wild seals can be seen on the beaches in November and December.

We occasionally have last minute mid week availability and can offer Marris Barn to a small group of 4 (2 upstairs bedrooms) or the Wagon Shed Annex (sleeps 2). Deal includes swimming pool, hot tub and sauna. Bookings for small groups can only take place one month prior to the arrival date and only when the calendar is showing availability. Marris Barn can be booked together with our two other holiday cottages, Little Walk Cottage and Marris Cottage, to accommodate up to 24 people.
