Located in a quiet neighbourhood at the highest point of Fira, the villa is surrounded by lush gardens and built in the neoclassical style, replacing an original 18th-century structure. The spacious property accommodates up to eight guests, consisting of a main house and a separate studio, offering privacy for groups travelling together.
The high cross-vaulted ceilings add a traditional architectural element while creating a sense of openness and space. The lounge features large windows and doors that lead to the veranda, offering an expansive view. The kitchen is well-equipped with modern amenities and unique features, providing a functional and enjoyable space for meal preparation.
The ground floor includes two double en-suite bedrooms, while a third double bedroom is located up a short flight of stairs, offering a clear view of the Caldera. All bedrooms are fully air-conditioned, and two can be configured as twin-bedded rooms.
The villa provides a peaceful retreat, with a shaded courtyard and sun loungers for relaxation after a day exploring Santorini. Guests can experience the island’s historical and architectural sites, swim in the open sea, or unwind in the villa’s infinity jacuzzi.
The Studio, located next to the Main House, offers a comfortable space to unwind after a day at the beach or exploring the island. It features a private entrance for easy access. Santorini is the most southern island of the Cyclades, lying between Ios and Anafi.
It covers an area of 96 square kilometers, and measures 18km from the northern to southern tip. Its width varies from 1,3 km at the narrowest point to 6 km at the widest. The permanent population of 13.000 people lives in 14 villages. It is situated 130 nautical miles from Piraeus in the north and 70 nautical miles from Crete in the South.
The west coast of Santorini ends in a steep precipice – known as a Caldera, which is 300 to 400 meters deep and up to 300 meters high. The cliffs surrounding Caldera range in height from 150 – 300 meters.
villa Theras is situated on the highest archipelago with views overlooking most of the island, including Aspronisi, Palea and Nea Kameni and Thirasea. The villa is positioned in an historical part of Fira. It takes approximately 10 minutes on foot along the most beautiful foot path to reach the centre of the capital of Santorini. Due to the size of the island the main touristic beaches and villages are within an easily managable, 5 - 20 kilometer radius.

I've never had a more relaxing, beautiful stay in my life! Our group of seven was so incredibly comfortable and extremely well-taken care of by Konstantinos and Nadia. The house and grounds were even bigger than we thought - with four patios, including the studio area, and every room was very spacious with plenty of places to store your things and spread out. You MUST splurge for the breakfast service because the delicious spread you receive every morning is so, so fresh and beautiful! We'd often pack up the leftovers to bring on our afternoon excursions. Nadia is so warm and lovely and cleans up after you every morning which is such a refreshing treat. Konstantinos is extremely knowledgeable and sweet and he can plan your whole vacation in a heartbeat! Definitely take him up on his recommendations, you'll be so happy you did. I can't say enough good things - we will definitely be coming back!

We stayed at Villa Theras in late April/early May 2023, and had the most incredible trip thanks to Constantinos and the staff at the villa. Our group was a mix of age ranges and some guests had mobility concerns, and the villa worked perfectly for us. The staff at Villa Theras went above and beyond to make our trip memorable. Constantinos handled all the van arrangements to and from restaurants, towns, and dinner. He made himself available to us for the entire stay to help arrange cars and tours. It truly made the trip much more incredible to have him assist. Being familiar with our mobility and accessibility needs, he communicated to all the drivers and restaurants our needs. Also, the breakfast served daily by Nadia and Joanna really makes the stay unique. Not only is it delicious, it made us feel like family. We even met the owner during our stay and he seemed genuinely interested in ensuring we had the most optimal Santorini experience. For guests with mobility concerns (e.g. limited ability to walk or climb stairs), please note a short number of steps is still required to access the villa from the car drop-off point, so it’s not fully accessible (i.e. no wheelchair access). But if you’re traveling with people who can walk on their own for short distances and/or with a cane, you’ll likely have minimal issues at Villa Theras. Once inside the villa, two bedrooms are on the main floor (1 or 2 steps to access, so still minimal) making it easy for those that can’t climb up a flight of stairs. The living room, terraces, kitchen and bathroom are all accessed via the main floor. Lastly, when arranging for tours, vans are able to pick you up directly from the villa making it easy for people with mobility issues to still enjoy the Santorini experience without having to miss out. For those without mobility concerns, it’s a beautiful and short walk to Fira. Staying on the northern part of Fira meant you’re closer to local shops and restaurants, whereas the southern part of Fira seemed a bit more of the tourist epicentre. It also means that you’re on a higher part of the island which gives you even more incredible views of the caldera. I know a lot of my review was focused on how accommodating our stay was for people with mobility concerns, but I’d still recommend this stay for people without mobility concerns. All of the places in town seemed smaller, less private, and had limited views of the caldera. The villa terrace gives you almost 180 degrees view of the caldera and neighbouring towns.
