New Lodge was originally the gate house for Leeming House, dating back to the early 1900s and situated in a stunning location with outstanding views over Lake Ullswater. This luxurious lakeside lodge benefits from a stunning architecturally designed extension incorporating large areas of glass allowing you to enjoy the panoramic views of the lake, Barton Fell and Haling Fell from numerous levels within the house. To take full advantage of lakeside living, the house has its own private shore line and a small jetty at the end of the lawn, this is a wonderfully unique property.
The ground floor of this fabulous three-story property consists of a large entrance hall and a modern wet room. The stylish oak and glazed staircase takes you up to the spacious and bright, contemporary open-plan main living level on the first floor. The shaker style kitchen features built-in appliances and a double ceramic sink. The central island provides breakfast bar seating which is perfectly positioned to take advantage of the stunning views while you cook or entertain. To the front of the kitchen is the large living area with a wood burning stove, comfy seating and show-stopping double height windows framing the views, and a door out to the wonderful balcony patio.
A family bathroom and three of the five bedrooms are on this level, two of which have super-king size zip and link beds with the option of twin singles if required; and a king-size bedroom. Further up to the second floor, the generous mezzanine landing space leads through glazed doors to the impressive principle suite with a super-king size bed, walk-in wardrobe and en-suite bathroom. A separate single bedroom is suitable for children wishing to be close to parents, making this level perfect for families. Through this you can access the games/TV room.
In the hamlet of Watermillock you will discover two super pubs including Another Place (which has a number of water sports and a lovely restaurant) and the Brackenrigg Inn, both of which serve excellent food. Within three miles you will also find a convenience store and post office in the village of Pooley Bridge, along with a number of pubs and a lovely restaurant, 1863. In close proximity there are also a wealth of renowned restaurants as well as some lovely pubs, local farm shops, market town butchers and bakers. The property is an excellent base for exploring Cumbria’s Michelin Star dining scene. With the closest Michelin Star restaurant being Askham Hall, just under 7 miles away.
This superb position is perfect for exploring the northern parts of the Lake District National Park. Right from the front door you can enjoy an abundance of lovely walks while the surrounding areas allows you to try a huge variety of other outdoor pursuits such as cycling, horse riding, sailing, kayaking, golf and fishing.
