Guests appreciate the well-equipped kitchen, modern amenities, and easy access to local attractions and boat hire. The cottage is described as clean and ideal for a relaxing break, with many visitors returning for multiple stays. Some minor comments mention the outside garden being a little unkempt and a lack of written instructions for appliances, but these do not detract from the overwhelmingly positive experience.

Multiple reviews highlight the cottage as very clean and well maintained, with only one minor mention of the exterior being scruffy, but interiors consistently praised.

The riverside setting, countryside views, and proximity to wildlife, boat hire, and local amenities are repeatedly praised, making the location a standout feature.

Guests describe the cottage as comfortable, warm, and spacious, with particular mention of cosy beds and relaxing surroundings, suitable even in winter.

The property is noted for being well equipped, with a fully stocked kitchen, washing machine, dishwasher, and ample parking. A minor point was raised about missing written instructions for appliances.

There are no mentions of welcome gifts or extra thoughtful touches in the reviews, so a score cannot be provided for this category.

Lovely cottage. Very spacious and comfortable..Beatiful outlook. The only small criticism is the surrounding garden area which is a bit unkempt. I would have no hesitation in recommending this cottage.

Absolutely amazing accommodation in a perfect location for exploring Norfolk. 15min drive from glorious beaches with basking seals and stunning seas. Two doors down from a Martham boat hire where you can take out a boat for picnics on the broads or pub lunches at two different spots as well as catching glimpses of the wildlife, grey herons, marsh harriers, buzzards, swallow tailed butterflies and bitterns as well as swans, ducks, grebes and dragon flies. The deck onto the river was a perfect launch point for our kayaks and SUPs as well as a great spot to watch the sunset on an evening with a glass of wine. The cottage itself has everything you could need with all cooking and dining utensils covered and a washing machine and dishwasher too. Bedrooms are huge and have plenty of storage and the en suite shower rooms are great with high water pressure and instant hot water. Ample parking out front for two cars right at the front door so you don't have to carry your gear far. Plenty of walks around and Potter Heigham is a 30min walk along the river bank with a good pub, cafes, another boat hire place and a general store with a good stock of food if you need to top up your supplies. The only downside is having to leave at the end of our stay. We will definitely be back.

Scruffy outside but clean, well furnished and spacious inside. We enjoyed the open views across fields front and back. There is a washing machine and dishwasher in the sensibly organised kitchen area. BUT we did not find the usual Cottage written information about local services and eateries etc - nor instructions about using the washing machine etc.
