Inside, the property boasts an open plan living area with a huge handmade dining table which can accommodate 16 guests, it truly is the perfect place to celebrate any occasion in style. The well-appointed kitchen is a culinary enthusiast’s dream, equipped with modern amenities and ample space for preparing gourmet feasts. Situated off the dining room is a snug TV room with a comfy sofa, perfect for TV or quiet time.
The allure of this property extends beyond its interior. The countryside setting immerses you in a peaceful and scenic environment. You can wake up, savour your morning coffee while admiring the lush surroundings, and enjoy walks through the pristine landscape. Whether you’re celebrating a special occasion, hosting a corporate retreat, this is the venue to create cherished memories with your closest companions, surrounded by panoramic countryside views. There is a network of quiet lanes offering good walking and cycling from the door. There is much of interest locally, including the highly acclaimed Church Farm Stow Bardolph Rare Breeds Centre with its petting animals, adventure playground, tearoom and shop. Denver Windmill serves excellent beverages, homemade cakes, and light lunches. Pay and play golf course and Welney Wildfowl Trust wetland paradise brimming with nature. A 45 minutes’ drive to the excellent sandy beaches, and rspb nature and bird reserves along the North Norfolk Coast. The market town of Downham Market, 20 minutes’ drive, having Friday and Saturday markets, a supermarket, shops, bank, restaurants and boasts a direct rail link to Ely, Cambridge, and London (in an hour and twenty minutes).
The medieval town of Kings Lynn, 30 minutes’ drive complete with handsome waterfront offering an array of good shops, inns, restaurants, a theatre, cinema, bowling alley and a sports centre. Traditional seaside resorts of Hunstanton and Heacham, which boast beaches and an array of traditional seaside activities and attractions for all ages. Hunstanton, 30 miles, has a pier with lively seasonal entertainment, a Sea Life Centre and cliff-top golf course. Heacham, 28 miles, is home to Norfolk Lavender with its expanse of lavender fields. Sandringham Estate, the Royal’s country residence, museum, superb gardens, and park (open to the public when the Royal Family is not in residence). To the south lies Ely Cathedral, an excellent Saturday market and a good variety of gift shops, as well as a pretty waterfront and boat hire. There are also many shops, pubs, restaurants, and theatres. Norwich, famous for its cathedral. There is a delightful village pub with good food within 1 mile. Beach 25 miles. Shops 5 miles.

The bedrooms are beautifully presented, with quality linens and large beds, although the pillows could be replaced as they were a little flat or lumpy. The accomodation is perfectly acceptable for a night or two but the lack of wardrobes and bathroom surface, etc, would be difficult for longer stays. The bedrooms would benefit from a TV, as would the kitchen. There is a TV snug with a three seater sofa and a four-five seater sofa in the kitchen, otherwise there is no living space but the kitchen has a huge table to sit around. It would benefit from a slightly smaller table to allow more seating. There was only one bin bag and no coffee pods for the nespresso machine, only one tea towel and no oven gloves. Two of the rooms had fly infestations. Cottages.com told us we could have late checkout but the cleaner turned up at normal check out time which was disappointing and meant for a hasty exit. The cleaner and inspector claimed to know nothing about this, despite us calling the owner ourselves several times to only get a "mobile is turned off" message, several text messages, and cottages.com saying they'd emailed everyone several times. This is concerning had there been a problem with the accomodation because we wouldn't have been able to reach the owner. That said, the place was perfect for a weekend away with 17 of us. It really is a beautiful place and I would recommend it to anyone. If they acted on this feedback, it'd be 5 star without a doubt!

Charming property in a beautiful setting. A great space for multi generational entertaining, although a larger sitting area would have been lovely to be able to relax in together during the evening. Unfortunately during our stay we had an isue with flies, especially in the Primrose Room and attic room which made it difficult for some guests to sleep due to constant buzzing.

Quiet location in very remote area - 15 mins drive away from anywhere. Wedding venue and house is right next to preparation room, so you may be disturbed with visitors or tours during the stay. Although sleeps 16, there is no space for lounging all together. The kitchen space is totally absorbed by the table and the lounge fits 4 on the sofa.Kitchen has an induction hob that only recognises 1 usable frying pan - in need of new equipment as cooking for 16 people with existing equipment is borderline impossible. Although didn’t use, bbq looked poorly looked after.Bedrooms are very comfortable.Check-in and check out was easy and smooth.
