Private parking for 3 cars. No smoking. Please note: This property has a security deposit of £500.. On arrival, this gated property is accessed by a sweeping gravelled driveway. This beautiful traditional built detached bungalow has been designed with an elegant and sumptuous atmosphere. Each room is generous in size and is beautifully furnished. The property is all on one level, with the tasteful décor throughout. The well-equipped open plan kitchen with dining area is ideal for entertaining, with stylish units and oak work tops. Each room has a touch of opulence sure to delight. The living room is where you can relax whilst sinking into the sofas with your loved ones around the large TV, making movie nights something to savour after a day of exploring.

Each bedroom has its own character and charm with plenty of storage for your belongings. The master kingsize bedroom boasts en-suite facilities. You also have the choice of a double room and a twin room with zip and link beds which can be made up as a super kingsize bed on request, making this property flexible for families or couples. The main bathroom has a bath and separate shower cubicle so that you can end your day with a refreshing shower or an indulgent soak.
One of the highlights of your stay is taking a dip in the fabulous private hot tub in your enclosed garden. No matter the weather or season, you are sure to be cosy beneath the bubbles. It is an ideal way to relax whilst either taking in the sunshine or gazing at the stars. In the summer, enjoy al fresco meals in the garden, or even a barbecue. For younger family members there is a separate, large enclosed green space with a children’s play area, shared with the neighbouring owner. Your well-loved family dogs are welcome and will enjoy roaming the designated dog-friendly area and discovering all of the nearby trails through moorland and woodland as well as miles of sandy beaches.
With an abundance of walking routes on the moors nearby, as well as the coast, this is an ideal spot for the outdoor enthusiast. Partridge Cottage is in a peaceful village just 2 miles outside the small scenic town of Yarm. Which in 2020 crowned ’English rising star’ at the Great British High Street Awards and host to fabulous restaurants, boutique shops, cafés and pubs. Kirklevington is ideally located near some fabulous restaurants.
Nearby attractions include Roseberry Topping, a hilltop walk with incredible views over North Yorkshire, or enjoy a day out in Helmsley visiting the castle and walled garden. Enjoy a stroll around Osmotherly and the local reservoir. Take a visit to Harrogate or York and enjoy the beautiful character on offer and shops and restaurants. Or enjoy the surfers paradise of Saltburn. Staithes and the historic town of Whitby are further down the coast. For children, treat them to a day at Flamingoland, a mountain bike trail to remember at Hamsterly Forest or even visit Durham Cathedral. Beach 15 miles. Shop 2 miles, pub and restaurant ½ mile.

    DO NOT BOOK - PERSON DOES NOT GUARANTEE A BOOKING DESPITE AGREEING TO IT IN ADVANCE WITH THE BOOKING OPERATOR. On our journey up I left several voicemails on the mobile number on the holiday confirmation email but had no response. We arrived at 4pm on Easter Saturday, very much looking forward to our week's holiday. However the owner had other ideas. We tried the intercom on the closed gates at the end of the drive, but didn't get an answer. The property next door was a similar name so we presumed there was a connection between the two. There was. We spoke with a very rude older man via an intercom at the end of their gated drive who insisted we didn't have a booking, but then also said the cottage was nothing to do with him and cut us off. I pressed it again. An older lady answered and seemed more helpful and said her son deals with the bookings and she'd contact him. As I was giving her my mobile number so she could ring me after speaking with her son, I was cut off. I pressed it for a third time and the older rude guy told me not to press the buzzer again!! If we'd not had to sort this out I'd have stood there all night pressing it. How dare they let down our party which included 4 adults and one very, very upset 8 year old, who'd travelled over two hours to get to the property, all having taken annual leave. We had two cars full of luggage and some basic chilled food items, a supermarket delivery booked for early evening with nowhere for us or it to go. We were getting nowhere. It was Easter weekend we had a difficult decision to make, we either had to go back home or find an alternative for the week, but given it was a bank and school holidays anywhere half decent would be booked up.At this point I contacted the holiday booking company who tried to contact the owner without success. It was decided the booking would be cancelled and we'd be given a refund. The company were as helpful as they could be but unfortunately had no other suitable properties for us due to the reasons I've already stated.We managed to get a one night stay in a local hotel then spent the next few hours searching the internet for an alternative property. We did find one but it wasn't in the area where we'd wanted to be and didn't have a hot tub. This was disgraceful and unforgivable behaviour by the owner and relatives who let us down so catastrophically. We have stayed in many, many cottages over 45 years, in excess of 200 I'd say. But this is the first and hopefully the last time that this will happen to us. BOOK AT YOUR PERIL!!
