Carnforth is a small town and civil parish situated south of the Lake District, north of Morecambe Bay and Lancaster, and also close to the Yorkshire Dales. Carnforth is a popular base for walkers and cyclists and is home to local attractions including Greenlands Farm Village, Leighton Hall and Warton Crag. Also nearby is the market town of Kirkby Lonsdale.

    Issue 01: The bathroom had not been cleaned since the previous guests with both the toilet and the shower being dirty. Issue 02: We were concerned the hot tub water had not been changed since the previous guests due to high levels of debris within the tub. Both issues reported to the owner within an hour of check-in who apologised via text; “Really sorry for inconvenience”. Issue 03: We then had no hot water. The owner had encountered recent issues with boiler and organised for the handyman to attend, who did arrive very quick and corrected the issue. Issue 04: The property is listed with “On-site facilities include shared indoor swimming pool”. Prior to making my booking 24th April 2023 I specifically contacted Sykes to ask if the pool was included within the booking. Sykes confirmed use of the pool was covered within the booking price. This was key to make a booking decision. Upon arriving at site we were told use of pool was £25 per day or £150 for our full booking. Upon contacting Sykes/Owner they confirmed the pool was not included in the booking. Sykes said they would cover 50% of the cost of use of the pool as they do not consider it their error as its wrong on the listing. As a customer/consumer it’s certainly not my error as I was specifically informed from Sykes it was included within the cost of the booking. While the 50% gesture from Sykes was appreciated, the error was certainly not mine and yet I am the one financially impacted. Issue 05 (This was the biggest challenge for us and had the biggest holiday impact)… Sykes have the property listed as “Pet Friendly” (i.e. this is the option I searched on the Sykes website to locate the property). The property is not pet friendly. Yes it accepts a dog but it is not suitable for dogs at all as it is not secure. The decking area has no gate and has 3 glass panels that are either missing glass or not there by design. To sit inside with a patio door open we therefore had to keep our dog tied up (using a skipping rope as we did not plan to have to tie him up) We could not let our dog outside without being tied up. This massively impacted our holiday as our only 2 requirements are (1) Pet Friendly, (2) Hot Tub I raised this to Sykes during conversation 27 May and was told Pet Friendly does not mean it is secure for pets. The definition of Pet Friendly is “a place that is suitable for pets or where you can stay with your pet” This is not a suitable location to take a dog This is our 6th time using Sykes and we already have our 7th booked and were looking for our 8th. While we enjoyed the location and certainly had great weather, this overall experience has been massively disappointing based on inaccuracies with the property listing and the issues encountered from a cleanliness perspective. My expectations are normally tapered to price but having paid £783 this was not a cheap property. I believe the listing inaccuracies (not pet friendly and pool not included) coupled with the cleanliness issues encountered at check-in, contravene my rights as a Consumer versus the Consumer Rights 2015 Act. The listing (i.e. Pet Friendly and Pool use included as pre-confirmed by Sykes) influenced our decision to book and we therefore have a right to claim under this legislation. The property did not meet the description provided within the listing and therefore is breach of contract as a consumer. I would request a review and response on all 5 comments above and the fact my consumer rights and rental contract have been breached based on inaccuracy of the listing coupled with information provided by Skykes prior to the booking. I would request consideration of a partial refund of our booking; We only stayed for 5 nights of the 7 night booking. Within your terms and conditions for Sykes responsibilities it states: “3.4 Descriptions on the Site: We make every effort to ensure that the descriptions relating to the Properties and Rental Services on our Site are accurate and complete. These descriptions include details of the Property and Rental Services including photos, the availability period of the Property for rental, the Rental Charges, the facilities available at the Property, maximum occupancy numbers, any accreditations and awards or descriptions of quality relating to the Property including star or tick ratings. If we discover a serious mistake or error relating to this information we will use reasonable efforts to correct this promptly on the Site and will contact you if that information relates to a Booking that you have already made.” These T&C were not achieved with the listing inaccuracies. We will continue to use Sykes; we just feel let down, in particular with the listing inaccuracies and the inaccurate information shared prior to booking.

    A travel cot and small highchair would have been sufficient. We found the lodge to be cold, which was only a problem as we have two children (3 years and 10 months). It was only cold because the heating was on auto so everytime we turned it on, within half hour it had turned itself off again. A few touch ups needed here and there as some parts a bit tatty, but apart from that a lovely lodge.

    Bed was very comfortable and the en suite toilet and wash basin was a bonus .plenty of wardrobe space. Was lucky enough to have nice weather so we did not use the heating . Everything we needed was available Hot tub was a plus .
