Kidds Hill Farm is a well-regarded property in East Sussex, praised for its layout, cleanliness, and attentive host. Guests have enjoyed the ample space, pool, hot tub, and various leisure facilities. Some minor maintenance issues were noted, but the host's prompt responses to concerns have left a positive impression. The property is a favourite for many, with repeat bookings highlighting its appeal.
The property is generally described as clean and well-presented. One review mentioned broken glass around the pool, which suggests a slight oversight, but overall, the cleanliness seems to be of a high standard.
There is insufficient information to accurately score the location. No reviews specifically mention the location's attributes, such as convenience, scenery, or accessibility.
The property is mostly considered comfortable, with mentions of 'comfi beds' and a well-laid-out space. However, one review cited uncomfortable twin beds, which affects the score.
Facilities like the pool, hot tub, billiards, and sauna are highly appreciated. However, there are several mentions of maintenance issues such as a broken coffee machine, wobbly tap, and hot tub cover, which impacts the score.
There are no mentions of gifts or special thoughtful touches from the host that would warrant a score in this category. While the host is noted to be attentive, without specific references to thoughtfulness, this score must remain null.
Located within the heart of the Ashdown Forest, Kidds Hill Farm is a beautiful period house sitting at the end of a rural leafy lane with a gated driveway, offering guests a truly remarkable Rural Retreat.
The original house dates back to 1850 and has all the character and charm you would expect from a traditional period cottage whilst blending seamlessly with a stunning, modern, subterranean extension, housing a large open-plan living, dining and family area with a unique sunken bar and floor to ceiling bi-folding doors and windows, ensuring natural light floods through the house.
With five double bedrooms, three bathrooms, two further reception rooms, a games room, gym, and a sauna room, Kidds Hill Farm offers an amazing space for families and friends to gather together at any time of year.
This is a house that just keeps on giving, as the outside space is just as special. During May to September guests have exclusive use of the heated outdoor swimming pool which forms part of the large outdoor terrace with plenty of seating and sun loungers.
A full outdoor kitchen with a wood fired pizza oven, teppanyaki grill plate and Weber charcoal barbecue, is ideal for those budding chefs who love a barbecue and the sit-up bar area allows you to watch as they get to work creating an al fresco feast.
A hot tub and tennis court are available all year round making Kidds Hill Farm a perfect destination at any time of year.

The coffee machine was not working. The tap in the kitchen was wobbly. Hot tub cover broken. Broken glass around the pool. Shared bathroom door on the ground floor doesn't shut properly. Unpleasant smell of sewerage when sitting out on the patio. Isabella said she would put the rubbish out but she did not. I know that it stated that there were uneven areas and steps in the house but there should have been mention of the number of steps needed to negotiate to get to the front door. Anyone with slight mobility issues would be struggling.

By far our favourite rental property in East Sussex having tried 3 others over recent years. Well laid out, clean and nicely furnished without being too precious. Attentive host (with messaging back re any queries) without being obtrusive. Weâve already booked again for next summer!
