Guests say

Kingfisher Oast is a charming cottage set in beautiful grounds, offering a well-equipped space with character. Guests appreciate the thoughtful welcome pack, the outdoor pool, and the local wildlife. The property's location is ideal for country walks and visiting local pubs.

The property is generally well-received for cleanliness, but some guests noted the presence of dust, cobwebs, and a musty smell. These issues suggest room for improvement in cleaning standards.

The location is highly praised for its beauty, tranquillity, and convenience to local amenities and attractions. It offers a balance of seclusion and accessibility, making it an ideal rural retreat.

The cottage is found to be cosy and homely with comfortable beds. However, some guests mentioned issues with noisy floorboards and a lack of soundproofing, which impacted the comfort level for light sleepers.

Facilities like the pool and outdoor games are appreciated, but there are comments about the pool not being heated and the need for maintenance in some areas. The property's character adds to its appeal, but updates are suggested.

Guests are touched by the welcome pack, which includes wine from the local vineyard. While this is a lovely gesture, it's important to note that such gifts are a bonus and may not be a consistent offering.

Overall really enjoyed our stay at Kingfisher Oast. Easy access to the M20 for getting around and the property itself was set in lovely grounds. The cottage was well equipped and the lovely wine provided from the winery next door much appreciated. The use of a heated pool was a real added bonus as the weather was still good in late September. If you had someone with you who had difficulty with stairs the downstairs bedroom and bathroom would be great although I'd have to say that there could be a problem if there was also someone in the bedroom above. The old floorboards don't seem to have been changed and the noise when someone's walking around up there could disturb anyone trying to sleep below.Although each room has a bathroom they are at the point where they could do with some updating. We expected a bit more of a luxurious feel for the price we paid although they were perfectly functional. The grounds are really nice and again very useable. We were told to help ourselves to the apples and pears in the small orchard which was really nice. However, there is a bit of a feeling of neglect about them which could easily slip from charming to uncaring if left much longer.Nice place to stay but with some provisos

Lovely location, beautiful calm surroundings, one drawback are the very noisy floorboards, if something could be done about those, perfect.

We really couldn't recommend this location enough. We were out of the village enough to feel remote but close enough for local amenities. The owners were so lovely and came to introduce themselves when we arrived and let us know all about the location and local attractions. The building was full of character but modern enough that we felt right at home. Great for kids, especially the pool and outdoor area. We would love to come back again soon.
