About this property
Berry Pen is a characterful property boasting charm from its roots as the stabling and groom’s quarter of Kingham Lodge. Renovated in 2016, Berry Pen is now a spacious, welcoming property with extensive views from the south facing garden.
Situated in the private gravel courtyard at Kingham Lodge, Berry Pen boasts many of the features of its history.
Step foot into a spacious, welcoming open-plan ground floor living space incorporating the kitchen, dining and sitting room. Enjoy the comfortable seating in front of the open-fire, or open up the french doors to the south facing garden for a sociable dining experience.
Finally on the ground floor you will find bedroom three with twin single beds and a spacious en-suite wet room suitable for wheelchair access. Additional aids for the wet room are available on request - please let us know if this is something you require.
Up to the first floor, you will find two further bedrooms; one with a 6' super-king size bed which can configure into 3' twin singles on request, and another 6' super-king size bed, both boasting en-suite bathrooms,
Outside you will find a private, mature, south facing garden terraced with Cotswold walling, along with garden furniture to enjoy a morning coffee or to dine al fresco.
When staying at Berry Pen you will also enjoy access to the tennis court, indoor heated pool, traditional Turkish hammam and five acres of gardens for you to explore.

Children and infants welcome. Travel cot, highchair and stairgate available on request (please provide your own cot linen).
Travel cots can be accommodated in all bedrooms.

We had a wonderful four days. Bery Pen was the perfect place for our joint 70th birthday celebrations. We loved the light airy downstairs, the comfy beds with great linen and, of course the lovey sun trap of a garden (when the sun shone!) The pool was a lovely bonus and we also enjoyed your fabulous gardens. We hope to return for another reunion.
