Nestled in the heart of the beautiful West Sussex countryside, Swallows Bottom is a truly exceptional holiday home where character, comfort and adventure come together. Surrounded by peaceful woodland, wild gardens and rolling countryside, this beautifully extended cottage is the perfect retreat for families and friends looking to relax, reconnect and make unforgettable memories.

Sleeping up to 9 guests in the main house, with space for a further two guests in the fabulous pool house, there is plenty of room for everyone to enjoy this unique rural escape.

The heart of the home is the stunning country-style kitchen, a warm and welcoming space designed for bringing everyone together. Featuring a large central island with breakfast bar and stools, a farmhouse dining table and a traditional stable door opening to the front of the property, it’s the ideal place for everything from leisurely breakfasts to evening feasts. A cosy seating area with a wood burner creates the perfect spot to unwind after a day exploring.

The spectacular entrance hall, with its impressive vaulted ceiling, sets the tone for this characterful home and leads to the mezzanine level, where guests will find a games room, TV lounge and study area complete with a double sofa bed for additional guests.

The elegant dining room is made for special occasions, with an eight-seater dining table, piano, a selection of games and a second wood burner creating a wonderfully inviting atmosphere. Doors open onto the gardens from two aspects, offering beautiful views across the surrounding woodland, while a separate snug provides an additional TV lounge for quieter moments.

Upstairs, the spacious master bedroom features a king-size bed and en-suite shower room. The second king-size bedroom has its own delightful mezzanine level with a futon, creating an exciting hideaway for an additional child. The third bedroom is a twin, while the fourth is a cosy single room. A family bathroom with a bath and shower over completes the accommodation.

Outside, Swallows Bottom becomes a place of adventure. The extensive gardens and adjoining woodland invite guests to explore hidden play areas, climbing frames, rope swings and fire pits tucked amongst the trees. Children can spend hours discovering secret corners, while adults relax with the sounds of birdsong and the abundance of local wildlife. A spacious terrace with outdoor dining furniture provides the perfect setting for al fresco meals on warm summer evenings.

The superb pool house is a real showstopper. Alongside its own kitchenette, bathroom and pull-down double bed for two additional guests, there is a lovely outdoor swimming pool complete with an endless pool mahcine and slide, stylish sun loungers and a decked seating area. A table tennis table adds even more family fun, whatever the weather. (Pool available between 1st May - Sep 19th).
