approximately two miles from the old market town of St Austell, home to numerous beaches and sub tropical gardens. The world heritage site of Luxulyan Valley and the Eden Project is only a short drive away. Upon entering this light and airy property you will be instantly impressed by the high quality finish and attention to detail, including slate floors with underfloor heating throughout the ground floor. The property is semi-reversed, sympathetically restored, exquisitely decorated and beautifully furnished throughout and comprises of: Fully fitted kitchen and dining room with integral appliances and wall mounted television. The dining area seats six people comfortably. French doors lead onto a south facing, well stocked private back garden, with large paved patio and barbecue area and far reaching countryside views. Off the kitchen, down three steps leads you to two well appointed bedrooms, one kingsized master bedroom with wall mounted television and one twin. Both contain vintage furniture including antique bed frames dressed with sumptuous linens. The master bedroom has private access through french doors to the back garden. In between the two bedrooms sits the immaculate,well appointed family bathroom which includes a luxury claw foot, roll top bath and separate quadrant rain head shower cubicle. Located on the first floor, is the stunning sitting room with far reaching countryside views. There is further access via an outside granite staircase to the back garden. All tastefully decorated with original artwork, it provides something to help everyone to relax and unwind. Your comfort is assured with a deep sofa and chairs together with a multi fuel stove, Central heating is provided via school column radiators. There is a large range of media equipment including, TV, DVD and Xbox for younger quests and a selection of books and games for you to read and enjoy.
Penwithick is in central Cornwall, 2 miles from St Austell. The village has a shop, chip shop and a Post Office, it's a base for exploring the area. It is just 2.5 miles from Charlestown, a village on the coast with a beach beside the harbour, and several pubs. 3 miles away is the Eden Project. Walk on the Polperro Heritage Coast, visit Looe and Mevagissey, or travel further to the opposite coastline and try surfing or bathing at Newquay and Perranporth. A fantastic place to stay for exploring Cornwall!

We have stayed twice now in February and regardless of the weather it is always a pleasure after a day out to return to a warm and welcoming environment. Itâs lovely to get the wood burner going on a cold evening, although the Barn is comfortably warm in any case with the under floor heating downstairs. Kim and Gary are wonderful hosts and keep the Barn in immaculate condition - we are already looking forward to our visit in February 2026.

The directions were spot on. Upon arrival the surrounding countryside was beautiful and the early bird sightings bode well for the coming days. The buzzard on the tree close to the Barn just looked at us and did not fly off! The accommodation ticked all the boxes for cleanliness, comfort, kitchen layout/pots/pans etc etc: especially the wasgij jigsaws. The beds were comfortable giving us an excellent sleep pattern after long walks. This place is top draw and deserves the comment: bellissimo.
