Bring along your family and friends, with much to see and do in the surrounding area and scenic beaches to explore close-by. Park up in the ample off-road spaces, making unloading an easy task as you head inside your stylish holiday home. Step into the entrance and locate the spacious kitchen/ diner, where the chef of the group can make use of the electric oven and hob to whip up tasty dishes. Gather around the dining table to tuck-into a feast and why not uncork a bottle of fizz to celebrate your getaway? Follow the steps leading down to the lower-ground floor to be charmed by the sitting room, with its Smart TV and electric fire, as well as patio doors letting in natural light. Throw open the doors to discover your own private courtyard with furniture to enjoy a cup of tea in the morning sunshine. Relish a soak in the tub or rinse the day away in the overhead shower. Roche and neighbouring Lanivet both have a small selection of shops and taverns and are located six miles from Bodmin, close off the A30. Agriculture is the main industry in the area, and the terrain is lush, green, and undulating. With the wild open spaces of Bodmin Moor just six miles away and the ruggedly gorgeous north coast with its rocky coves, steep cliffs, and superb surfing beaches just thirty minutes by vehicle, it's ideal for seeing the rest of Cornwall. The resort town of Newquay, with its new Fistral Beach surf centre, and the fishing village of Padstow, with its narrow streets, quaint harbour, and renowned restaurants, should not be overlooked, as should the fabulous Eden Project, with its spectacular biomes full of tropical plants, just four miles away.

    Stayed in the Linney a few times previously under previous owner, this was first time in the Kilns. The only negatives I have is that the ensuite downstairs there seemed to be no hot water to the basin and the poor water pressure in the shower of the ensuing. Otherwise we love the property .

    Tea coffee milk bread and butter supplied when we arrived and Andy came to check we had everything we need too. Would definitely recommend for a family holiday.

    The location was perfect. However, the one star for comfort is based on the EXTREMELY hard beds. Every single bed was far too firm and all 8 of us found our nights very uncomfortable. The eldest member of our party, who suffers from osteoarthritis left the cottage a day early because she could not bear another night. It could be argued that the preference of the firmness of a bed is individual, but somewhere in the middle between soft and firm would surely cater for all. The Kilns in every other respect was an excellent property.
