Guests appreciate the well-equipped kitchen, comfortable beds, and the property's rural charm. The owner, David, is frequently mentioned for his helpfulness and friendly approach. The presence of animals and ample outdoor space adds to the enjoyment, although some guests noted the Wi-Fi could be intermittent and the outdoor area could be more dog-secure.
Reviews frequently highlight the property's cleanliness, with guests describing it as spotless and well-maintained. The provision of large, fluffy towels and clean, comfortable bedrooms are often mentioned, indicating a high standard of cleanliness throughout the farmhouse.
The property's location is appreciated for its peacefulness and seclusion, offering a tranquil retreat. While some guests found it a bit isolated, others enjoyed the rural setting and proximity to local attractions. The balance of opinions suggests a very good but not universally perfect location score.
Comfort is a strong point for Haye Barton Farm, with numerous guests commenting on the comfortable beds and the cosy atmosphere provided by features like the log burner. The spaciousness of the property also contributes to the overall comfort level experienced by visitors.
The farmhouse is well-equipped with a variety of amenities, including a well-stocked kitchen and sports facilities. However, some guests noted issues with Wi-Fi connectivity and the limitation of not being able to use both showers simultaneously, suggesting room for improvement in facilities and maintenance.

Haye Barton Farm is a huge, detached, completely private, south-facing farmhouse on three levels, looking over 115 acres of farmland and bluebell woods which are all yours to roam and explore with care; there is a river - great for older children but small children should be supervised. The village of St.Ive is 1½ miles away and the house is approached over its own track. Step inside a huge farmhouse kitchen with dining table and chairs one end with wood-burning stove and flagstone floor, with the added novelty of a glass-topped original well by the sink! Walk through to an equally large living room with inglenook and wood-burning stove.
At this level there is a big utility room and toilet. Head up the stairs to five bedrooms, three king-size and one romantic super king-size four-poster and two twin. Family bathroom and shower-room. Take a few more stairs up to a second living room-cum-den with double sofa bed and a super-king double bedroom with en suite shower-room - in this room there are some sloping beams. Immediately in front, there is a small, enclosed walled garden. Once all was thriving with a variety of farming activities, now the surrounding barns are mostly vacant. An open-ended barn contains table tennis and badminton and the rest provide sanctuary for swallows.
This is a great central spot from which to explore the county, but once here you might not want to leave! This is a terrific family house offering freedom for children.
Close to the southern edge of Bodmin Moor, the pretty village of St Ive is characterised by rolling green fields, stone circles, rocky tors and a labyrinth of paths winding through the countryside.

The farmhouse has everything you need for a comfortable stay. We love to gather here as a family and with our respective dogs and we are free to walk the dogs through the surrounding fields. The house is spotlessly clean and the owner friendly and welcoming. The house is big enough for big families to spread out and not feel cramped. All in all itâs a fantastic place to come to and Iâd happily recommend it to anyone.

We loved the big kitchen diner - the stone floor and walls kept the place lovely and cool in hot weather. We loved seeing the cows in the evening which came down to see what was going on. We loved having a badminton court space which, despite being a bit rough and ready, was immensely popular with the children (and parents!) Overall, we loved Hayes Barton Farm and would definitely recommend it to large families / groups.
