This excellent property is in the heart of Branscombe, approximately half a mile’s level walk to the wide pebble beach and sea. Branscombe is a delightful village and the historic market town of Honiton is just nine miles away.
Hamilton House is situated in the heart of this coastal village and within approximately half a mile's level walk to the wide pebble beach and sea. The house is situated down a private no through road at the end of which starts the level footpath that leads to the beach. The footpath itself is a delightful walk through the fields and alongside a stream before reaching the extensive pebble beach with rock pools, car park, delightful tearooms and a shop. It is an ideal holiday venue for families with small children.
Branscombe is a delightful village with two popular public houses, the Masons Arms and the Fountain Head, both serving excellent food. The Old Bakery tea house and gardens are only a 10 minute stroll. There is an ancient parish church that dates back to the 11th century, three National Trust properties, the Old Bakery, the Manor Mill and the Old Forge, and a post office/convenience store.
Undoubtedly one of East Devon's most sought after coastal villages, Branscombe is situated just inland from the Jurassic Coast, the World Heritage Coastline along Lyme Bay and nestling amongst some of East Devon's most glorious countryside, much of which is owned by the National Trust and designated an Area of Outstanding Natural Beauty. Hamilton House is tucked away in a quite street in the centre of this historic village and within walking distance of all the village attractions.

Dedicated parking for one vehicle. Please ensure when parking that you do not block the road. Branscombe is a very old and historic village and hence whilst free, additional parking is available on a “first come, first serve” basis.

Great location, lovely house, well equipped, perfect to celebrate with the family. Only downside was key collection. Not told where the key box was, then when we did find it, it was empty! Had to phone, which was difficult as limited phone signal. Also, the welcome/information book needs updating re password and bin collection.

Lovely house but cleaning leaves something to be desired - I found a packet of cigarettes under the bed - I left them there. Definitely not ours! Cutlery was rather sparse for 8 people - otherwise well equipped.

Lovely property which holds lots of family history to us as it was the house that my Grandad built. My Mum was also born in this house so it was lovely to be able to stay here, following my Mum's passing, when we finally caught up with family in the area. Disappointing that The Masons Arms was closed, but this did not spoil our visit. Lots to see and do, with the beach only a 10 minute walk away. The walk from Branscombe to Beer was sometimes challenging, but well worth the effort. The walk from Beer to Seaton was easier and we then caught the bus back to Branscombe. The property itself was very spacious, accommodating 8 adults and two under 2's.
