Primula House is a charming Grade II listed granite cottage dating from around 1850, nestled in the picturesque Devon village of Sticklepath on the edge of Dartmoor National Park. Full of character and original features, this beautifully maintained cottage combines period charm with modern comforts, making it an ideal retreat for families, walkers and couples looking to explore Devon’s stunning countryside.

The cosy sitting room is centred around a wood-burning stove, creating a welcoming space to relax after a day on the moor. A separate dining room, with its impressive granite fireplace and wood burner, provides the perfect setting for family meals and leisurely evenings together.

The well-equipped kitchen combines practicality with cottage charm and features a Heritage range cooker, breakfast area and access to the rear deck. One of the cottage’s most distinctive features is the historic leat that flows alongside and beneath the kitchen. This fascinating watercourse is the very same leat that powers the waterwheel at nearby Finch Foundry, providing a unique connection to Sticklepath’s industrial heritage. French doors open onto a decked seating area where guests can enjoy the gentle sound of the flowing water.

A useful utility room and downstairs cloakroom add convenience for longer stays.

Upstairs, the spacious principal bedroom features a double bed and ensuite shower room. The second bedroom offers twin beds, while a further single bedroom provides additional accommodation for a child. A bright family bathroom with rooflight includes a bath with shower attachment.

Outside, the enclosed front garden offers a peaceful place to sit and enjoy the surroundings, while the rear deck beside the leat provides a unique waterside setting rarely found in a traditional village cottage. Please note that families with young children should take extra care around the stream and outdoor areas.

Sticklepath is one of Dartmoor’s most attractive villages, with scenic walks leading directly from the doorstep onto open moorland, wooded valleys and riverside paths. The village is home to the National Trust’s Finch Foundry, the last working water-powered forge in England, and traditional country pubs serving local food and ales are within easy walking distance. Nearby Okehampton and Chagford offer independent shops, cafés and farmers’ markets, while the spectacular North Devon coast and the historic city of Exeter are both within easy reach.     A number of disappointments - a lot of road noise (right beside a busy road). You’d be well advised to take ear plugs. Pretty much everything in the kitchen was or seemed dirty. We quickly learned to wash everything there before using it. And the roasting tray was disgusting! The house smelt grim on entry and the main smell was dog. EVerywhere, but especially apparent on stairs, landing, and in the main bedroom. This unpleasant smell certainly affected the sleep of the person in that room. There were plenty of wasps in the 2nd bedroom, some still active. The third bedroom was tiny with a very small and uncomfortable bed. This is in practice a 2 bedroom property for up to 4 (+1 at a push). The exhaust fumes from the oil-fired cooking range (which also does the heating) were coming back in the kitchen vent on lots of occasions every day - very noticable when standing at the cooker or sink. Handles and locks fell off with no encouragement. Some very enjoyable walks on the moor and the pub close by was good for dinner one night.
