About this property

Holmleigh’s owners have introduced seaside touches throughout this charming former Victorian railway cottage, reflecting its coastal location close to Aldeburgh’s popular shingle beach.

The front door opens into a comfortable living room, leading through to a dining room with a fully equipped kitchen beyond and a downstairs cloakroom. Upstairs there is a lovely sunny double bedroom and a second bedroom with bunk beds. The spacious bathroom opens off the second bedroom.

Ground Floor

Living Room

From the front door, guests are welcomed into the attractive living room with wooden floor and east-facing windows.

The original fireplace has cupboards on either side with TV and DVD player, as well as a supply of books, DVDs and games.

The room is furnished with two comfortable leather armchairs, a sofa, and occasional tables.

Dining Room

An opening with step down leads from the living room to the dining room, from which a second opening and step down to the kitchen gives the cottage a sociable, open plan feel.

A west-facing window allows the evening sun to stream in, and the room is furnished with a handsome dining table, four upholstered chairs, a sofa and storage cabinet.

A door opens directly onto carpeted stairs rising to the first floor, enabling pets to be shut downstairs.

Kitchen

Opening directly from the dining room with a step down; there is also a door to the cloakroom and a back door to the path leading to the garden.

The kitchen is well equipped with an electric oven and grill, electric induction hob, extractor fan, slimline dishwasher, under counter integrated fridge with separate freezer, and microwave.

Cloakroom/Utility Room

Accessed from the kitchen, there is a WC, small washbasin with frosted glass window above and a washing machine.

First Floor

A door opens from the dining room directly onto carpeted stairs which lead to a small landing with doors to both bedrooms

Master Bedroom

This bright bedroom has a lovely cottage feel to it and catches the morning sun with east-facing windows.

The room is furnished with an attractive wrought iron double bed, bedside tables with lamps, chest of drawers, chair, and built-in wardrobe.

The floor is carpeted and the original fireplace, although not in use, adds character.

Bedroom Two

This room has bunk beds with a sturdy ladder.

The room has a west-facing window with shutters; a chest of drawers and a comfortable chair in which to relax with a book in the evening sun.

This floor is also an attractive wood effect, giving a seaside feel, which runs through the door and down two steps into the bathroom.

Family bathroom

Opening off bedroom two, this is a spacious, bright room with west-facing window. Partially boarded walls and lime-washed effect floor give the room a beach hut feel.

There is a bath with shower over and shower screen, washbasin, WC, heated towel rail, and wall mirror. Inside a spacious cupboard are a tumble dryer and clothes airers.

Outside

Holmleigh is a mid-terraced holiday cottage with unrestricted on-road parking at the front.

Front access is through a gate in the picket fence, with steps down to the small front garden that faces east to catch the morning sun.

The sunny private back garden is accessed from the back door, through a back gate and across a path shared with other properties in the terrace. Both house and garden have picket fences and gates separating them from the shared path to create a safe, enclosed space.

Attractively laid with shingle and plant pots, the garden has a wrought iron table with parasol, four chairs and a BBQ - great for outside dining!

The popular, vibrant seaside town of Aldeburgh is famous for its culture, traditional feel and one of the best fish and chip shops in the country! Aldeburgh and Snape Maltings are home to one of the world’s greatest music festivals and has been named as one of the top 50 places to live in Britain. Crag Path runs along the seafront dividing the beautiful pebbly beach from the unspoilt pastel-coloured seafront properties and the town. The beach is a popular place for groups and couples to enjoy the wonderful fish and chips throughout the summer months. The town is steeped in history and has become a wonderful town for shopping with a good mixture of independent and chain stores to enjoy. The town also offers a good selection of pubs and restaurants or why not buy some freshly caught fish from the huts on the seafront and cook up your own feast at home. For those wishing for a more action-packed holiday there is excellent walking, cycling, sailing and golf at Aldeburgh. Growing in popularity you will want to return to Aldeburgh again and again!

    A well-stocked kitchen made self catering a breeze and many hours were spent around the dining table. An efficient combi boiler provided plenty of hot water for baths and showers and the thoughtful, generous welcome pack helped us to enjoy a relaxing week in this lovely corner of east Suffolk. Aldeburgh is just perfect out of season with its smattering of quality independent shops, restaurants and pubs. Add in the opportunity for a pot of smoked cockles and an extensive network of footpaths to explore & you’re guaranteed a relaxing break.

    We arrived on the 22nd December and Christmas decorations had been done in the downstairs rooms, a really thoughtful touch. We also really appreciated the welcome pack which was a bonus on top of an already very well equipped cottage. Highly recommend.

    It’s a cosy, characterful little cottage and has everything you need for a break away. The kitchen was well-equipped and there was a great welcome pack with some lovely local produce in it. The cottage is just down the road from a small Tesco and a Co Op which is useful. Parking is on street outside the cottage, we didn’t have any problem finding a space outside. There is a pleasant walk to town through the park which you can access down the side of Tesco - it’s about a 15 minute stroll to the high street. Thank you for a lovely stay!
