Located in the heart of Southwold, 17 Market Place is a beautifully restored four-bedroom cottage with allocated parking, effortlessly blending historic charm with modern luxury. Dating back to 1716, the property showcases a unique balance of period character and contemporary comfort, with lovely views across the market square providing an idyllic backdrop for a truly memorable stay.
The interior of 17 Market Place has been meticulously restored to provide a high-quality and comfortable retreat. On entering, you step into an entrance lobby with an armchair and coat and boot storage. Stairs lead to the first floor, bringing you to the heart of the home. The sitting room features high ceilings and was formerly the bank’s meeting room, preserving many original features while adding contemporary character. The fully fitted kitchen includes a dishwasher and combination washer/dryer.
The first floor also houses three spacious bedrooms: one with a 5' king-size bed and en-suite, a twin room that can be converted to a 6' super-king, and another bedroom with a 5' king-size bed. Two of the bedrooms offer views over Market Place. An additional cloakroom completes the floor.
The second floor is home to the master bedroom, featuring a 6' super-king bed and Market Place views. The family bathroom includes a copper free-standing bath, walk-in waterfall shower, his-and-hers basins, and WC.
Originally built as a merchant’s house, 17 Market Place boasts a fascinating history. In 1848, it briefly served as the Sole Bay Academy, founded by Henry Knevett Bransby, who sought to offer an exclusive education to young gentlemen. The ambitious curriculum included subjects such as Greek and Latin, navigation, and music, though the academy closed in 1851 after Bransby was declared bankrupt. The building then operated as a bank for much of the 20th century, with residential units added to the upper floors, offering separate access since the 1970s.

Just perfect! Our trip marked ten years of Christmas weekends away with two best of friends. Over the past decade this is our fifth visit to Southwold for Christmas Lights Switch on- and by far the best! It was so very special and an absolute delight to watch the Christmas celebration from The Lookout -We have made memories here to last forever <3. a beautiful property and the decorations made it even more magical and thank you x

A truly fabulous stay for a wonderful Christmas! Everything about The Lookout was just perfect. Super comfy beds, sofas to snuggle up on, a kitchen capable of feeding 7 people Christmas lunch with all the trimmings! A great central location so we didn't use the car at all and all the pubs, restaurants & cafe's all within walking distance. And we had a great view if the Christmas eve folk dancing in the market square. A stay that will be long remembered & was thoroughly enjoyed from the moment we arrived until the moment we left. Thank you!!
