Enter through the front door into a light and airy entrance hall with occasional chairs and ample space for coats and shoes. Through into a dual purpose living room a relaxed area with comfy sofas, large log burner with original red leather fender and wall mounted Smart TV. A further seating area in the light sunroom, taking in views over the front garden and across to the deer park. A utility room leads to the rear patio area. From the living room, a hall leads to a downstairs toilet and cloakroom with further boot and coat hanging space storage, also with external door to the patio area. A large exceptionally well equipped kitchen with every appliance to cook up a storm. Through to a grand dining room with a 13ft table crafted by our skilled joiners using ancient oak sourced from Harewood Estate, seating up to ten people. Another log burner with matching fender to the living room dominates one end of the room. To complete the ground floor, a study/TV snug leads off from the kitchen, with a 43” TV and Nintendo Switch and a comfy double chair, making the perfect gaming room or quiet reading area.

Upstairs the house has four double bedrooms, all accessed from the same landing. The master bedroom has great views to the front of the property, looking over into the deer park, has a fixed super kingsize Hypnos bed and 43” Smart TV. A door leads to a substantial en-suite with modern fittings including a sink with vanity unit, bath with rain dance shower and rich marble effect tiles floor to ceiling. The second bedroom has a kingsize Hypnos bed that can be set as twins if preferred and boasts a newly fitted en-suite with larger than average walk-in rain dance shower. The third and fourth bedroom also enjoy views to the front across the estate and have also been tastefully decorated and both feature bespoke limited-edition woodblock printed wallpaper designed by Annika Reed Studio. Both feature super kingsize Hypnos beds that can be set as twins if preferred. The spacious family bathroom has a rain dance shower over the bath, sink with vanity unit and tasteful white modern tiles.

Outside, the property offers a pretty, well-established cottage garden to the front with picnic table, extensive grassed area to the side and large fenced rear patio area to the rear with table and chairs for ten people, BBQ and fire pit.
