Private parking for 2 cars. No smoking. Please note: This property has a natural water supply from a spring. There are 4 steps in the garden.. Set on Falkland Estate spanning 1900 hectares and close to the conservation village of Falkland, this property is situated in the heart of Fife within the Lomond Hills Regional Park. For hundreds of years, this area has been attracting visitors. Mary Queen of Scots adored the countryside and pursued the sports of hunting and falconry, and the village was featured in the epic Outlander series.

Coachman’s Cottage is an attractive cottage in a quadrangle surrounding a pretty courtyard with its very own clock tower. At the heart of the house, the living room is the ideal place to unwind in front of the crackling fire after a busy day out and about, or watching a film in the evening. The kitchen/dining room is well-equipped for preparing a family meal. There are two bedrooms, one with a kingsize bed, the other with zip and link twin beds, which can be a super kingsize bed. The family shower room has a large walk-in shower and is on the mezzanine level, half way up the stairs. With ample private outdoor space, the enclosed rear garden is ideal for guests to relax with a pre-dinner drink and plan the next day’s activities. A gate from the garden leads down steps to the parking area.

Enjoy the peace and tranquillity of the estate with a variety of adventuring opportunities right on the doorstep. Walk around picturesque Falkland village with quaint lanes, parish church and historic Falkland Palace and gardens, as well as local shops, cafés and restaurants. A great location to enjoy a day at the seaside, the sandy beaches of the East Neuk of Fife are within 30 minutes’ drive. Walkers will love the Coastal Trail which takes you along the shore to old fishing villages with fabulous views over the Firth of Forth. For days out, St Andrews, Perth, Dundee and Edinburgh are all within easy reach, and the local railway station has regular links to all the major cities. Shop, pub and restaurant 1 mile.

    Enjoyed our stay in this unique establishment surrounded by lovely countryside within the Falkland estate encompassing Forrest and countryside walks and a nearby quaint historic village

    We (two adults and a dog) enjoyed a three night stay at Coachman's Cottage. It was very clean and tidy with a well equipped kitchen and comfortable living room. I think this may have been the cleanest cottage we have ever stayed in. It is worth noting that there are no condiments in the kitchen except salt and pepper so be sure to take your own if you are planning to cook. The cottage is ideally situated on Falkland estate, a short stroll from the picturesque village and with easy access to many amazing walks through the woods on very well maintained paths. The village has several shops including a general store and a wonderful deli (the almond croissants are a real treat, so is the Greek salad!). Plenty to see and do in and around Falkland - the Palace and gardens are well worth a visit. We had a tasty meal in the Covenanter Hotel (dog friendly) and a quick sandwich lunch in the café across the courtyard from the cottage - all very good and dogs welcome. I have seen in previous comments that the cottage needs a mat at the back door and I agree with this. A rug just as you go in the door for wiping feet would be helpful especially in wet weather and for standing a dog on to be dried before going any further in to the house (we used an old towel that we keep in the car). Also seen in other comments some folk found the bed to be not very comfortable. Unfortunately we didn't have comfy nights, the mattress on the double bed is too soft for us and if you are a restless sleeper it creaks and squeaks with every turn. We hope to return to Falkland in the future because it is such an interesting and lovely place to be but I'd hesitate booking Coachman's cottage only because of the bed, I'm too fond of my sleep (although we could try the single beds next time). This is a pity because everything else about the cottage was perfect.

    Many great aspects for this cottage close to Falkland - which has pub - bakery - coffee shops and small local shop - Great location - on the Falkland estate near the woodland walks Lovely and clean accommodation on arrival Comfortable bedrooms double beds Bathroom small but adequate walk in shower Lounge - settee perhaps not the best - tv has Netflix etc 2 arm chairsWood burning BBC stove Kitchen good - plenty of cups plates etc Outside well fenced off great for our dog though need some minor attention - tidy up bit has some outside chairs Downside - no views as such - near entrance to the local walking path and Falkland car park - an be busy and people walking past rear windows especially when there is a wedding in the centre behind - Overall good - definitely stay again
