The Farmhouse at Gelli Newydd is a stunningly renovated farmhouse, with its local natural stone exterior and luxurious and interior it is one of the highlights of our portfolio. Guests will fall in love with its setting with mountain, valley and woodland views, crafted with the finest materials and maintaining the ambience of a luxury Welsh farmhouse, this is a truly amazing place to stay. Perched high on a hillside above Trefriw, between Conwy and Betws-y-Coed.

This is a charming, unspoilt part of beautiful North Wales is a region rich in outdoor action and adventure, from the world's first inland surfing lagoon-Surf Snowdonia, zip wires at Zip World, high ropes, and cavern trampolines, to the many forest walks, mountain bike trails, hills, lakes and rivers for which the area is rightly famous for. People travel from all over Europe to have a go on Zip World - booking is vital. Join scenic footpaths straight from your doorstep, go onwards and upwards from the cottage and you’ll come to two lovely, little-visited lakes, Llyn Geirionydd and Llyn Crafnant.

The luxury Shaker Kitchen Company kitchen is the focal point of a fabulous house, with open plan living and capacious living room /dining room, the ideal focal point for friends and family to gather, here we have the perfect setting to enjoy views across the stunning Conwy valley below.

Large feature fireplace and superb herringbone pattern oak floor offer a wonderful relaxing sanctuary to sit and watch the fire or sit with friends and family to enjoy the charms of this wonderful conversion.

Welcoming 3 dogs with enclosed rear garden, this is a place for families and friends to gather and holiday in fantastic surroundings. Eco-friendly ground source heat pump means a warm welcome and fabulously relaxing environment to discover the marvels of the local countryside. Sheltered outside seating and BBQ to enjoy in the warmer months.

There are two good pubs, The Old Ship and The Fairy Falls, a cafe, and the restaurant Chandlers Brasserie, all within walking distance (approx 15 mins down the hill and slightly longer on the way back up!).

Accommodation

3 bedrooms sleeping a maximum of 6. Super-king bedroom with ensuite, super king-size zip and link (configured on request to super-king or twin beds) bedroom and a twin bedroom all on 2nd floor. There is ample storage, a wardrobe and chest of drawers in each bedroom as well as luxurious Egyptian cotton bed linen, down duvets and a hairdryer in each bedroom.


2 Bathrooms on 2nd floor, ensuite with shower cubicle, toilet, washbasin, underfloor heating, heated towel rails and mirror. Family bathroom with luxurious roll-top bath, separate shower, toilet, washbasin, mirror and radiator on 2nd floor. The owners are experts having owned and ran a bathroom company so rest assured the house has only the finest appointed facilities and finish. All of the showers are Hansgrohe, and the heating throughout the house is eco ground source heat pump meaning it is maintained at a constant temperature. The one thing that you will love is the constant temperature. Beware though you may not wish to leave.


Separate cloakroom with WC and basin downstairs.


Open plan kitchen/dining room, the kitchen is brand new, luxury fitted Shaker Company kitchen, modern and sophisticated with light grey units, breakfast bar and sofa to sit and enjoy a glass of wine whilst cooking, induction hob, single oven, integrated dishwasher, and built-in 2 under counter fridges and built in the microwave making this an ideal family escape. Use one fridge for your favourite chilled drinks and the other for the family feasts. Large table, with 6 chairs and the most wonderful spacious kitchen with doors outside to the seating area and BBQ with extensive views of the valley below.


Separate large utility room ideal for the dogs to sleep, separate cloakroom WC and washbasin. The utility has the benefit of a washing machine, an under-counter freezer and very large storage for coats and shoes and non-food items.


Large lounge with feature fireplace with a glorious beamed hearth and wood burner and luxurious 2 seat sofa and 2 armchairs make this the perfect setting to unwind, read a book and enjoy your favourite tipple. In the TV area of the lounge is a 50' Smart TV with Freesat channels and two 3-seater sofas.


Hallway with plenty of space for coats and walking boots, with large pew and coat hooks.


Grounds with a rear secure garden for dogs. The garden is fully enclosed with a large lawn, private patio with handcrafted bespoke BBQ, firepit, outside seating and wonderful valley views. The gardens are private and not overlooked from the Bothy or The Barn. Featuring a covered seating area and benefitting from a bespoke BBQ - with one of the best views in our portfolio for outside eating.

Note: Please take care with small children.

There is a heated and secure bike store (shared with The Bothy and The Barn) with racking and hooks to safely store and dry your bikes, paddleboards and other outdoor equipment.
