Guests say

Sea and Sands offers stunning views and a prime location for exploring Barmouth and Snowdonia. The spacious property has a well-equipped kitchen and quiet surroundings, with easy access to town. While guests appreciate the location and views, they note the property would benefit from refurbishment and addressing maintenance issues.

Guests reported issues with cleanliness, including mould, dampness, cobwebs, and handprints on surfaces. However, the property was described as tidy by some, indicating inconsistency in cleanliness standards.

The property's location is highly praised for its beautiful views over the estuary, proximity to local amenities, and the quietness at night, making it an ideal base for exploring the area.

Comfort is compromised by reports of uncomfortable mattresses and a damp smell in some rooms. However, the spaciousness of the property and the quiet environment contribute positively to guest comfort.

Facilities are deemed adequate but require attention. Guests mention issues with hot water, broken windows, and a lack of recycling bins. The internet speed is a positive aspect, but overall maintenance is needed.

There is no mention of gifts or special touches that would indicate thoughtfulness from the hosts. Therefore, this category cannot be scored.

Having seen other reviews we were a bit apprehensive about the mould and damp reported by others. However this turned out not to be as bad.Once we put the heating on and opened windows during the day the musty smell went. On our arrival day there was a slight roof leak in the kitchen but it had rained cats and dogs all day. There were kiddies hand prints all over the tv screen and front windows which we had to clean. The double bed mattress was uncomfortable.Parking at the front is a bit of a squeeze but reversing in way ok.Workmen did arrive while we were there to work on the outside but were no real problem. Overall we had a lovely holiday and would go again once some refurbishment has been done. Finally the keys are located to the left of the outside stairs and the parking permits are in the back of the guest book. Also there was no food bin or recycling bins in the property and we took our own recycling home. The internet is 50mbps - very good for the area.

A great spot with lovely views over the estuary. The place was clean and tidy. The Property is however very dated and is in need of some TLC. There are signs of decay on the cornicing where bits had fallen to the floor. No recycling containers to be found outside. I note that the property is very big. Not awful, but not great either.

Upon arrival it smelt damp and noticeable cobwebs. Main bathroom: top of tap missing, no hot water in bathroom sink and the toilet seat is chipped - which is un-hygenic.There is mould behind the radiator in the sitting room and one of the windows in the main bedroom was broken and unable to be opened. We were asked to ensure we placed the Flat 2 notice in our car but none available in the flat or the Guest Book, so just took our chances.Similar feedback to other reviewers I’m afraid. Time for a redecoration and address the mould and damp issue.
