Good location, BUT: Front Bedroom: Animal hair on fitted sheets (we ended up buying our own sheet to go over them).
Mattresses very "crunchy" (need replacing) Downstairs bathroom: Slugs and woodlice! Significant water damage on walls. Though shower was actually quite good. Upstairs bathroom: Walls cracked, bath plughole full of hair/gunge. Window film held on with sellotape. Boiler cupboard door flapping. Living room: No TV reception. The coax connector needed repairing (which I did), so now there is reception. WiFi Router is an antique and uses WPA security (which is obsolete), and the security code for the WiFi REALLY needs to be something harder to guess. Dining room: Plastic tablecloth like you'd use outside (certainly not like that shown in the photos). Two screws missing from one of the chairs, so the seat/back not adequately attached to the legs. Kitchen: Most of the pans seem to have been incinerated. We ended up buying our own frying pan) The cooker is not level so the hot oven door closed on my arm while trying to put a tray in. No wire rack for the grill pan. Some of the current furniture doesn't match the property photos. Feels like this property has been fitted with odds and ends left from other properties. Some light bulbs didn't work, and some were horribly harsh bright white. Needs some general maintenance (I'd start with filling the 40mm hole in the downstairs bathroom exterior wall...probably how water, slugs and woodlice are getting in!) Having stayed at other Sykes cottages around the country, this DEFINITELY does not rate four ticks.

Rookwoods is a very quiet and peaceful property, a (very nicely) converted stable behind a grand house in Sible Hedingham.
Sible Hedingham has a petrol station, Co-op, and several good takeaways (chippy, Indian, Chinese). The walled garden behind the cottage is full of birdlife and is ALMOST dog-secure (a determined terrier can get through the bird netting under the five-bar gate). The main bedroom with ensuite and zip-link beds is very comfortable; however the property is really only suitable for couples as to get from the upstairs twin bedroom to the bathroom you have to come downstairs, across the living/dining/kitchen to the other end of the downstairs. Also, the property only has a two-ring hob and limited cooking utensils pans/bowls etc, not good for four adults who like to cook. The furnishings though are very comfortable and stylish. Since Covid we are used to not getting a welcome pack; however some tea/coffee/sugar to make a drink on arrival would have been nice (its not far to the Coop though), and note there are no kitchen essentials (salt, pepper, herbs, oil) supplied. Overall, very comfortable for a couple, but make sure to take all your own consumables.

63 northgate street-the property needs a really good clean, floors in the bathrooms the cooker and the baking trays we soaked all afternoon so they were fit for use.
along with the cruset pans,the windows inside and out also dirty and the towels are like cardboard. sheets not ironed.floors matts, 3 in all with big marks on them.the lounge furniture underneath the cushions was dirty and had not been cleaned since the last rental. the garden bins, behind all the bins and pathway needs a good sweep and washdown, and an open drain uck, plenty of chipped mugs and crockery, which should not be used as thats how germs spread.all crockery needs updating, and normal size wine glasses.and underneath the 2 single beds there was plastic from some clothing plus plenty of fluff.the area was good for shopping and culture, but shame about the cottage, it needs updating in all department. and how were 4 people meant to use the lounge area when there is only comfortable seating for 3 !!!. i await a reasonable response to my comments.

What a lovely cosy little cottage, ideal for 2 and our pet dog Misty.
All amenities that you need and very clean throughout. We are 66 years old and found the staircase a little awkward but nothing you wouldnât expect from a little thatched cottage. We are only around 5â6 and weâre fine with the low and sloping ceilings , it may be an interesting challenge if you are a bit taller. A nice short walk into town one way or to the fabulous Naze in the opposite direction. With the beach around 200 yards away up an alley to the side of cottage Misty was in her element. Lyndsey was a fabulous host and nothing was too much trouble. Her communication was first class. We had a problem with the electrics one evening around 8pm, by 10pm all was fixed. Thanks again Lyndsey for the generous welcome pack and we would love to stay at Little Thatch again in the future. Les & Jan

Little Thatch is a Pretty chocolate box cottage Located so close to the beautiful (dog friendly) Walton beach.
The path beside the house takes you there in a few minutes. The cottage is very well equipped, really cosy and there is lots of character and charm. A worn down step. Beams. Wonky walls, ceilings and floors. Exactly what youâd expect from a grade 2 listed building. I loved staying here and was sad to leave. The owner is very kind, leaving food gifts/drink. And telephoned to let us know that the cottage was ready for our arrival. It has a lovely enclosed garden which we all enjoyed (Misty the beagle too) as we were so lucky with the weather. A nice large shower and comfortable bed. As the beach is so close my husband and I walked to it at night to look up at the stars with little light pollution. Just wonderful! Looking forward to staying again in the future.
