The property has the potential to be amazing with only a few little tweeks.
My wife booked through Sykes Cottages and paid £615 for 2 nights stay. On arrival 1st impressions we were impressed but after getting in through the sticking door that has been reported on previous reviews, to which I thought would have been fixed before we arrived! Then we started to unpack, then we found some faults, the fridge door milk holder is cracked so we can't use it for fear of making it worse, the en suite to the master bedroom had cobwebs and leggy spiders between the bin and sink and also in the shower, in the kitchen the oven doesn't work so we can't cook, the BBQ hasn't been cleaned from the previous visitor and is still in the same condition nowas I refuse to clean someone elses mess to use it. The main doors in the lounge still don't close and lock so are open again in the morning so the building is not secure. The TV doesn't work in the Master Bedroom, after we realised that we needed a seperate remote to make it rise from the footboard it says "don't recognise the remote" as there were no instructions re this. We were also really shocked that we have to pay to go swimming on site seperately at an additional cost of £32 for 3 people for 1 session, this wasn't advised in the advertisement so it looked like this was part of the booking. We have done nothing but cook and clean so we could have stayed at home and saved a fortune. We did got to eat at the on site pub/restaurant as they had a deal running of 2 pizzas and 2 pints for £20, we booked a table for 7:45pm and arrived to find someone else sat at our reserved table and ghey needed to flip it, we went to the bar to order and were told they had run out of pizzas so we had to go back to the lodge to cook and clean again. We also fiund out from the on site Sales guy thst 2 other dites close by use this one as they are part of the same group, no wonder they ran out of food!!!! We were extremely dissapointed by these things after us as a family paying so much money for a Fathers Day treat for 2 nights that has been marred and caused some friction in what should have been a very relaxing and celebratory weekend. I have read through the guest review book too and noticed that some of the things I have mentioned have been previously mentioned and also that there are a lot of pages ripped out of the book for some reason too. So it appears they may be read but are on the whole ignored as they are still faulty. I just wanted you to know how our experience has been. Hopefully these points will be looked at so the next guests have a better experience and give the property the review it really needs and is worthy of. A very dissapointed family.

This is a great sized lodge for a family of 4.
We had enough room between the bedrooms and the large family bathroom and en-suite. Nice decor and upon arrival it seemed great. Location is great some really local activities to do with young children. The safari zoo in Ulverston was great and Sizergh Castle was only a short drive too. The site is well kept and there is a nice walk around the lake and was very quiet. The cleanliness of the lodge was not acceptable. Upon arriving the lodge seemed clean and tidy. Until I sat down on the carpet with my children and stood up to be covered in dog hairs. I understand that the lodge does accept pets and we as a family have had dogs previously but it felt as though the carpet needed a deep clean. I attempted to the hoover the carpet but the hoover was not picking up. I emptied it and still it wasnât picking up. This meant that we were not able to hoover before we left. There was a brush but it was snapped in half. On day three of our stay there were a lot of ants in the en-suite and were crawling all over the bath matt. There was some ant spray in the kitchen but it would more appropriate to deal with the issue and attempt to get rid of the ants. The dining room table legs were loose and we discovered this as it had to be pulled out for the 4 of us to sit at. The toilet brushes in both bathrooms need to be replaced as they were very dirty and they should be replaced more regularly. The en-suite bathroom had brown marks/stains on the floor around the location of the toilet brushes that made it feel very unclean and unkempt. The en-suite shower in the bathroom had mould marks around its edge and the doors were very dirty in the corners. The edge around the bath had holes in it and was damaged. The couches in the living area at extremely uncomfortable and so was the bed in the master bedroom. It felt as though the property was used a lot but not maintained well. This is frustrating as I have noticed that a review in December stated similar issues. We did try to make contact but the only number I could find in the booking information was a number for Sykes. I was not able to see a direct number to contact the owner. We left the holiday early as our eldest son was unwell and we wanted to be somewhere more comfortable for him to recover. We would not return due to the poor maintenance and cleanliness of the property. It was over priced for what we actually stayed in. Very disappointed.

This is an honest review of our stay: The lodge is lovely, overlooking onto the small lake, although lodges are quite close together on the lakeside so lack privacy.
Beds were comfortable. Kitchen was nice and big with useable space, plenty of crockery, utensils etc but only 5 mugs. I recommend plastic glasses be provided for outside drinking (I took my own) Living area nice, comfortable and spacious. Parking for 2 cars. Outdoor sitting area. Had to walk up to the lodge to collect keys then back down to open barrier to allow us to enter. Only one key and fob supplied, we had two cars so asked for an additional fob the following day and this was refused bluntly by the manager at reception (no explanation as to why) so this prevented us from asking anything again. Note - the restaurant is only open Wed-Sun (so check website for accurate information). Spiders! There were cobwebs and spiders inside the living area and on the outside of lodge above external doors/windows (we saw other lodges being cleaned with a brush to get rid of them). The veranda didnât look like it had been swept so one of our party swept it and brushed the cobwebs from the glass around the veranda inside and outside as the glass was dirty. Could I recommend you put an external light near steps as two of us tripped going up and down. Hot tub is not very private, it also didnât have a handle to open/close the lid so unfortunately it was only used three times in as it was too heavy/awkward (everywhere weâve been itâs used at least one a day). Hot tub hours 10:00-22:00 I would have an expected earlier start like 08:00. The hot tub was not maintained once while we were there for chlorine/safety levels (everywhere else weâve stayed itâs checked daily). TV remotes had batteries missing and in one bedroom the back of remote and one battery was found at the back of lower shelf in cabinet - obviously lack of attention to detail). Toilet paper was found under a bed (was there when we got there as my dog found it). Unfortunately because lack of external cleanliness (lack of attention to detail) non maintenance of hot tub, no external lighting and lack of privacy we wonât be returning to this lodge.

When we arrived, only 10 minutes before check in time, nothing had been done since the last guests had stayed there.
The dirty bedding was still in the bath tub, the floors were filthy, it smelt dirty, no new bedding, no clean towels. There was also no gas either, so no hot water. The boiler had a fault message on it. Basically the canisters had run out but not checked for the next guests. The TV didn't work and nor did the WiFi. We had to make call after call to the owners to get this all sorted. We were also advised to call the WiFi people ourselves at first which is not on. The cleaning was put down to the fact there had been a mix up with dates and times and the cleaners not reading the diary, although the cleaner told us otherwise. We had to then vacate the property while the cleaner came and got the place to a decent clean level. Once back in, the TV would keep switching off, so we had to wedge paper under it, to keep it switched on. We had a whole day without WiFi so had to rely on our own data and the tvs in the bedroom didn't work. There was also a broken plate in the cupboard on top of the other plates that we nearly cut our finger on. The lady we spoke to acknowledged it wasn't a good start and they would make up for it. The guy we spoke to also acknowledged it was a rubbish start to our holiday and he would get us some bottles of wine to say sorry. We have received nothing. Once all these issues were sorted, we had a lovely time. The house was so comfortable and homely and was the perfect base for all our trips. The holiday park is very nice but it needs a lot more lighting so you can enjoy an evening stroll after dinner. The bar and restaurant are very nice and friendly as were all the staff. Would we stay again? Most likely, as long as we didn't have the same issues that blighted our first day.

Initial expectations looked good images online and from outside property.
On entering the property we had an issue of not receiving the cot & highchair that was ordered at booking (this was Sykes fault for not providing the information to the owner). However on contact with Sykes the cot & highchair had arrived within a hour. We also reported an issue with the en-suite bathroom as it had a pile of wood chip swept into the side of room, as if work had just been completed, on closer look this pile had around ants running around this and under the pedestal. Sykes contacted the owner and he phoned me and again arrived within the hour with ant spray and catchers. Sadly the vacuum wasnât picking up properly (on later investigation the hoover was jammed packed and required emptying, the filter required washing as was thick with dust), this the reason the hoover wasnât working properly. In the end we decided not to use the en-suite since we had the main bathroom. The only place we could fit the cot was against the en-suite door with the main bedroom door open. We will say this lodge is not really suitable for anyone with an infant needing a cot, but would be fine for older children who can sleep in the second bedroom. It is also not suitable for disabled people or anyone who cannot walk far, as you have to walk to the property to get the keys and fob to enter through the gate. I would say thank you for the fantastic speed of service & a bottle of Prosecco from the owner Stephen, it was a lovely gesture. Sadly this property wasnât for us, this wonât stop us returning to the area.
