The property is excellently positioned for Washam and the White Bear pub/hotel.
Other pubs are available just a short distance. As a dog lover, I appreciated the local walks from one to three hours. My comments on the property itself are as follows: *it would be a good idea to let users know that they can use the Brewery car park before they get to the flat, *the ground outside the front door is littered with cigarette buts. There was no broom to deal with this, *the central heating is very efficient and the flat is warm and cosy, *the kitchen area was well equipped, but the cutlery and crockery were stained and generally in need of a good clean, which we did, *the carpets were deeply covered in dog hair, which was collecting in matted lumps. We gave the place a thoroughly good vacuum throughout, *previous users had complained about the mattress, we don't believe that anything has been done about it. I was OK, but my husband found it uncomfortable, *previous users had complained about the shower - the drain is continually blocked so that it is necessary to use the plunger (provided) but you still have to keep turning the shower off to let the water flow away. The tray is very shallow and there is a danger of it flooding the bathroom if you don't keep an eye on it, *it would be useful to have instructions on how to use the TV, *the instruction for dealing with the rubbish was inaccurate, we could not find any bins and left it in the flat. Obviously, previous users had not left the property as they would like to find it - but maybe that's how they live at home. We didn't expect to have to clean it when we unpacked our stuff. The changeover cleaning needs more attention to detail. We left it as we would have liked to have found it. It's such a shame that I have to make these complaints. It's an excellent flat for two people and a dog and we would go back.

1. First impressions weren't good.
Your guide refers to 'off road parking' but doesn't say where this is (other guests have mentioned this previously). We couldn't find it so parked in the pub car park. There was a broken step leading down to the property, the window and front door were both filthy. The kitchen flooring is very badly laid and some of the planks move, there are also gaps in the flooring. 2. During the stay. Your guide says the property has been 'renovated to a good standard'. I disagree, it looks very tired and could do with a decent makeover. All the furnishings and fittings look tired and some look quite shabby (settee and carpets e.g.); the bed is also very uncomfortable (again mentioned by previous guests). Your guide also refers to a 'front seating area'. We couldn't find this either - unless you mean the communal bench opposite the pub car park. The kitchen area wasn't particularly clean (disappointing given the current situation with COVID-19) and the bin outside hadn't been emptied so we had nowhere to put our rubbish (hence not emptying the kitchen bin when we left). the property would benefit from having WiFi installed, especially as the mobile signal is very poor in the apartment. It must be said the shower was very good. 3. The overall location is great, North Yorkshire is beautiful and has a great deal to offer and there were some great dog walks nearby too. Masham itself is a delight with some great pubs and fantastic shops selling local produce. The White Bear Inn (right next door) is also highly recommended and the local Co-op is really handy and well stocked.

Had a lovely time staying at Gromit Cottage.
The owner was very helpful and accomodating with a last minute request. House was lovely and comfortable, and so close to the amenites of Masham (Co-op literally 30 seconds walk away, the pubs & shops only a few minutes walk). Parking for 2 cars was very handy. Some lovely walks around Masham, plus there's a paddock near to the church where we could let our dog off the lead safely as it's fenced in and there's no livestock. My only moan, was the noise from the neighbours! The gentleman with the butchers van parked across from us had 6:30am starts (even on a Saturday!) and wasn't particularly quiet about it, and the next door neighbours liked to test their doors were definitely shut at 7am! But this wouldn't stop us from returning, we'd just bring ear plugs next time. I also suggest booking a table at the pubs for weekend evenings (although you can't do this in the bar areas with a dog) as one finished serving food 3 hours early due to a large booking, and another wasn't taking walk ins even though it was empty. We did however have a delicious late lunch at the Bruce Arms on the day we arrived. The service was excellent and it had a lovely fire going when it was freezing outside. There's also some lovely local shops, such as the bakery, butchers and greengrocers. Would highly recommend staying at Gromit Cottage.

Very disappointed.
Only there 10 minutes. Could not stay. Initial impressions were poor, with a ripped net curtain at the window and a front door which needs a good wash. It certainly didn't look like the the photo. No tourist board plaque on the wall now. On opening the door there was a broken make up brush on the floor and the smell of dogs was overwhelming.....and we are dog lovers. The soft furnishings require shampooing, and a deep clean. My husband who has slight asthma very quickly became wheezy, despite opening wide all of the windows and door. I went to make a cup of tea before we left, but filling the kettle at the sink, I found both the sink and drainer to be dirty. The fridge was also dirty, particularly the door seal which contained lots of food crumbs etc, and freezer box door, (several unidentified dribbles of food down it) also it badly needs defrosting. The interior of the microwave was also dirty, with multiple old food splashes. This property falls well below what we usually expect from Sykes Cottages.

Wonderful cottage in the beautiful market town of Masham.
The cottage has everything needed for a home from home stay, (canât comment on cooking facilities as apart from the toaster and kettle we didnât use any). The cottage is very close to all the amenities and has three very good pubs, all of which serve food. Although we visited in a quieter time of year, booking tables for evening meals was still a good idea as they got very busy. There is a market Wednesday and Saturday. The Saturday market was excellent, (fantastic bakery stall which was great as local bakery was closed), the Wednesday market was much smaller. Visits to both breweries is highly recommend as is a visit to Thorp Pellow Arboretum and Bird of Prey & Mammal Centre. The owner is very friendly and extremely helpful, giving detailed instructions to locate the cottage and answering emails extremely quickly. If we had one complaint it would be that the week went too quickly, but I am sure that we will return to Masham and when we do Grommit Cottage will be our destination.
