So many positives about this house, it is exactly as shown when booking and takes your breath away the sheer size of it.
It's such a beautiful property with huge rooms and the comfiest of beds. There is plenty of space to host for a large party so that everyone doesn't feel overcrowded. You don't have to worry about things like kitchen utensils as they have absolutely everything you will need during your stay. Red wine glasses would be an added bonus but thats personal preference. There's two fridge freezers which made all the difference with us being on a hen weekend. There is actually two showers one of which is in one of the single bedrooms, this again was an added bonus when so many of us needed to get ready. The water pressure in both was fantastic. Its literally a 15/20 minute walk to the seafront and the all day parking is not far at all. There was no welcome pack/hamper as stated in other reviews but this wasn't an issue. There was some negatives however. The oven had not been cleaned properly as when we used it there was a strong smell of burning where something hadn't been cleaned inside which caused some smoke, easily rectified though. The large dining table/chairs however had not been cleaned and there was crumbs everywhere so we needed to clean that down before we set up our grazing table, again nothing that couldnt be fixed but definitely not something we should have had to do as guests arriving. There were dead flys on one of the bathroom floors and we were unable to open any of the windows in either of the living rooms and some bedrooms. There's no frosted glass in the main bathroom just a net curtain which does mean from a certain bedroom and living room people could possibly see in whilst your showering. We also had an issue with slugs on an evening coming into the kitchen and back living room. Despite these things each one of us have said we WOULD definitely book to stay again as a group and to individually bring our own families as it's an ideal property for large groups and has such a lovely feel to it

We had booked 29 Westbourne Grove but on the day of arrival the booking was changed by the owner to number 27.
This was through no fault of their own and communication was excellent throughout our stay. However I feel that because of the short notice for the change the property was not properly ready for occupation. The furniture was not up to the standard that I was expecting, ie cupboard doors and drawers were very difficult to open and close, most of the beds had very precarious legs and the central leg on my king size bed wasn't fitted making the bed uncomfortable, one of the dining chairs was broken. There was also a lack of furniture in many of the bedrooms. The fan wasn't working in my bathroom and there was no window for ventilation so by the end of the week it was quite smelly, particularly as there was a leak on the hot water pipe to the washbasin meaning that the floor under the basin was permanently damp. The very top floor room bathroom smelled very strongly of smoke and damp and wasn't pleasant to use. We found it strange that there was a shoe rack in the entrance hall but nowhere to hang coats. On the plus side it was great that all rooms were en suite and had good TVs. Most also had a small kitchenette. There was plenty of crockery, cutlery and glasses for the number of guests. It was good to have an air fryer and a slow cooker but the oven and hob weren't easy to use and there were no oven gloves. There was a good sized dishwasher but only two tablets were supplied. The sofas were all very comfortable. The data lock on the main entrance was good as it meant we weren't juggling keys all week. The house is very conveniently located for the south beach and the town, both of which are within walking distance and there is plenty in Scarborough to keep everyone occupied for a week or more. Just be mindful that the traffic wardens are ultra vigilant and are not afraid of issuing tickets. Unfortunately there don't appear to be any dog wardens though and the amount of dog poo is horrendous.

This is a beautiful property and from the upper floors there are stunning views across to the Abbey - the evening sunsets and early morning mists were spectacular extras.
There are also tantalising hints of the harbour below - which might mean you are being dragged from the house to go crabbing before you have unpacked. The house, which is really a home from home, was large enough to accommodate a large, multi-generational family - some members with disabilities and was comfortable and well appointed - there was everything* that was needed and nothing that would be a hindrance. The steep and hilly location may not suit some people with mobility issues, but as for the property, there is the option of ground floor sleeping with showering facilities. Whitby itself was a joy, and though it has taken many years to get there, it will now be a regular destination - the harbour and beaches are stunning, the narrow, winding streets ripe for exploration and the amenities are excellent - you could easily spend a week there with children of all ages and know that there is more to discover when you return. Whilst we love Devon and Cornwall, for us, Whitby is all of that and more, and was easily accessible at considerably less than half the travel time as we live in the North West. Once in Whitby there is no need for a car unless you wish to explore more of the North Yorkshire coast - Robin Hoods' bay and Staithes are close and not to be missed. All in all, a last minute booking that was loved by all and is an absolute keeper.... * The Wi-fi for TV was poor when we were there- but in truth we only tried the TV for an hour one evening so it didn't really matter. Fridge / freezer temp kept altering automatically overchilling some food in the fridge and causing excessive icing in freezer. Parking was OK but, the one time we used the cars meant that when we returned there was no space and we did then have to park a minute or two walk away which wasn't much of a problem but could be a slight issue for some or when you need to pack up.

Had a lovely holiday at Boundcliffe Farm.
We were a family group of 7 with ages from 21 to 88. My parents struggled with the stairs, one staircase had no handrail, but we managed with this. My only negative is that the property is listed as having 3 bathrooms but there are only 2 bathrooms and a separate toilet. The hosts are lovely, they live next door and are there for anything you might need but are not at all intrusive. Before I arrived I contacted Mr Watson to ask if he knew where I could hire a wheelchair for my mother and he borrowed one from a friend for us. This was a great help, thank you. The cottage is very warm and cosy with everything you could need on holiday. The kitchen is very well stocked and there were lots of cleaning products left, plus washing up liquid, dishwasher tablets and washing powder. There were lots of towels and also spare towels in a cupboard which is handy for a large family. The games room was great and there were numerous board games. We found the cottage very clean and welcoming. Thank you for a lovely holiday.

Bedroomâs very comfortable, communal spaces need some attention.
Too many sofas in lounge hides the beautiful fireplace, table in dining room far too big to actually sit round. Obviously the damp in the kitchen is a huge problem. The kitchen is too small for the house, no work surface space, so cooking Xmas lunch was a bit of a pain. We had plumbing issues with plug holes been blocked and a leaking loo, but someone came quickly. The âgardenâ and the fake grass is gross, with dog poo being left, and it looks dirty and shabby especially around the hot tub (why a hot tub in such a small shabby area?). The front needs attention, no kerbside appeal with rotting window sills, but saying all this we had a good time. Hope it gets some TLC soon as it could be an amazing place. Perhaps forfeit the front bedroom on the first floor and have as a second lounge and reduce number of guests by a couple. Parking not an issue, car park nearby.
