I would not want to stay here in the winter.
Rodent sized holes under the door from the dining area to the garden look very inviting for a cold four legged critter or in fact any other critters out there. Furniture in the lounge is very stained and we were pleased we could sit in the garden due to the weather. However, the garden lights are in fact nowhere near the garden seating area so a little useless as it gets darker. The knives and forks look like they were there when the place was built and that is not a compliment as to their vintage look. Rugs, both upstairs and downstairs, are threadbare and fraying at the edges. Some of the windows are broken and the garden was quite overgrown during our stay. The key safe is in fact nowhere near the front door and so when arriving in the dark it was a challenge to find the door keys tucked around the corner nowhere near the door !! In the upstairs bathroom the sink was falling off the vanity shelf so be careful when washing in it or cleaning your teeth for fear of it parting company with the shelf, and the glass tiles are all lifting off the surface too. The bin in the bathroom also doesnât close and needs to be replaced but was still there so contents are all on display. The pots hanging in the kitchen needed to be cleaned prior to use. In the main bedroom one wall was plastered but not painted. In the downstairs bedroom en-suite there was mold in the bathroom which has clearly not been cleaned sufficiently and the walls are showing signs of damp in the main bedroom upstairs and in the downstairs bedroom. This property is advertised as being dog friendly but there is in fact nowhere convenient for dogs to sleep as there is no door on the kitchen area and so dogs, unless kept in a bedroom with you are, free to roam around the house, which is far from ideal. Also, it seems the place must be totally cleaned tip to toe on departure which is not ideal when kicking out time is 10 am..... plus I would highly recommend taking your own towels as we have been charged for a towel with a bit of mud on it and a towel with some water based makeup on it.... having used them obviously... derrr... you would think you could !! The issue with the towels is the fact that the decision to charge for them was taken before they had been put in to a washing machine. Unless of course the linen and towels are not normally washed between guests ? This was all done without any discussion on the matter, despite us asking for better information and whether the towels had actually ventured anywhere near a washing machine or not, however the funds were simply taken from our account with zero discussion on the matter... It is also ironic that on arrival, the tea towels that were in the kitchen were absolutely filthy and we put them to one side but there was no mention of the tea towels in the âdamaged towelsâ claim and it was a good job we took our own tea towels as directed. We would not stay at this place again and we would not use Sykes cottages again either. Their handling of the matter was to simply brush it under one of the threadbare and frayed carpets...

I recently had the pleasure of staying at the Lower Farm Barn, and I must say it was a remarkable experience.
From the moment we arrived, we were captivated by the stunning outdoor space, spacious rooms, and impeccable selection of furniture, fittings, and design. The added bonus of being able to bring our four-legged companions along made our stay truly memorable. Furthermore, everything was in great shape. The property was meticulously maintained, and every detail was taken care of. From the spotless cleanliness to the excellent upkeep of amenities, we felt like we were staying in a five-star hotel. It was evident that the owners took great pride in their property and made every effort to ensure a top-notch experience for their guests. The level of care and thought put into every aspect of the property was truly commendable. The house was lovely and quiet, in a lovely location, less than 10 minutes walk to Wallingford town centre with it's shops, pubs and coffee stops.
The garden being right on the Thames was a really relaxing place to be, and even when indoors the garden and river were still in full view courtesy of big patio doors. We saw a kingfisher, a heron, bats and lots of rowers on the river. The house was well equipped and had comfortable beds and furniture. There were a couple of minor issues which didn't spoil our stay but are worth noting. The parking space for two cars next to the house is good because there is no on road parking nearby, but although it is like a garage in that it has walls and a door, it doesn't have a roof. Above the 'garage' is a massive tree which birds roost in and our two cars were covered in bird poo after a couple of days. I mean multiple poo on every panel of my car, not just one or two splats (I have photos) If it was possible even to stretch a tarpaulin sheet over the top that would likely do the trick. Another minor thing was that some of the drawers and handles perhaps need renewing. For example, the handle on the back door which leads to the parking space is pretty loose inside and out. Just fitting a replacement handle would solve that issue, so a simple fix. Finally we noticed that the skylights in the bathrooms seemed really grubby, particularly around the edges. Something like that wouldn't need cleaning every week, but doing it a couple of times a year would probably make a big difference. But just to repeat, we had a lovely stay and enjoyed our week in Wallingford and anyone who stays in Ninea will enjoy themselves.

We had a lovely few days at Ninea, what a wonderful location.
The position right by the Thames is very special and the outside dining area is great! Such a great place to watch the world go by, by the river. It was wonderful to have easy access to the town and facilities and a great base for exploring further afield. It was very useful having off road parking as the on street parking was very difficult. Similar to previous reviews the parking under the trees does cause a lot of mess but having read previous reviews we came armed with some sheeting to cover the cars. This worked well. We have left this for subsequent stayers - if no one has chucked it out! As previously mentioned, the house is in need of some maintenance in particular the carpets. The dishwasher is located with the washing machine in the âutility roomâ. The house could from supplying trays to help carry plates etc from kitchen to dining room/outside space/dishwasher. It was the first rental property that I have been in where there isnât anything left from previous stays e.g washing up liquid, dishwasher tablets - I always bring my own anyway but was surprised to see nothing left! The bins were overflowing when we arrived so we had nowhere to put our rubbish so had to leave it by the bin. We werenât staying when there was a bin collection. The house is warm with plenty of hot water. We enjoyed our stay but look forward to seeing some maintenance upgrades with this property.

Ninea is a lovely property.
The setting is fantastic and we were well pleased with the garden and river location. The fishing was good and the setting very peaceful. The bedrooms and size of property was perfect for our party. The property needs a little attention to bring it up to standard. A deep clean could help. I understand the carpets are due to be replaced. The various patio doors need ledges at the bottom to be cleaned We arrived to find somebody had left food waste in the internal bin. No bin bags were supplied and bins under sink need cleaning When I dropped an item in double bedroom and knelt down to retrieve it I was surprised to find no hoovering had been done underneath the bed. A visitor book could be very useful as information book has no paper for comments. We left a note about light bulbs needing replacing two in kitchen and three in lounge. We returned one day to find the fire alarm had fallen from the ceiling. Thankyou for the milk and biscuits much appreciated. We had a lovely stay and would certainly return to this property and it would be 5 star plus with a little attention and updating.
