Nestling in the owners’ beautiful grounds abundant with birds and wildlife, these properties have footpath access from the grounds which leads onto a bridle path and on to the village of Donington-on-Bain, with its tearoom, post office, village shop and pub for refreshments.

Lincoln is approximately 30 minutes’ drive away, with its cathedral and castle, just two of the many attractions on offer for all the family. To the east are the sandy beaches of the traditional seaside resorts of Skegness and Mablethorpe, and the market towns of Horncastle and Louth are also just a short drive away. There are excellent walks and cycle routes available straight from the door, and the property has a lockable bike store available. Shop, pub and restaurant 2 miles.

    Hosts were very friendly. Lovely location with a small pond in view. Great walks near by. Plenty of small villages market towns and beaches to explore nearby. Cottage was warm and logs were provided for the burner. We didn't use them all during our stay.

    I had a very comfortable and relaxing 4 days at the Boot Room. I left a small package behind (Christmas present for my granddaughter!) and was very grateful that it was posted onto me.

    Peacefull location, ideal for some R and R . All you could need has been provided. Hot tub great. Our host were very helpful with lots of useful information. From local pubs to local places of interest.
