This lovely barn conversion situated on the edge of the Wolds enjoys an elevated view across the surrounding fields which you can enjoy from the comfort of the open plan living space or sat outside in a chair on the patio. With comfortable furnishings throughout including en-suites for all three bedrooms combined with spacious open plan living it’s sure to be popular with all those that stay. The peaceful location on the edge of this working arable farm provide an ideal touring base for exploring the Lincolnshire Wolds with its many charming village tea rooms, countryside pubs and market towns providing opportunity for refreshment on your travels. Popular with both walkers and cyclists the area is great to explore with many good routes straight from the door of your holiday home.
Lincoln with its spectacular cathedral, castle and vibrant Brayford waterside area offers good days out for shopping, sightseeing and refreshments and is just a 25-minute drive away. Horncastle which is well known for its weekly market and many antique shops is about 15 minutes away, the Georgian market town of Louth with lots of lovely small shops and it still boasts three markets a week and is about 20 minutes drive away. Here, if you have the time, you can walk alongside the river through Hubbards Hills and Westgate Fields.
The east coast with its traditional seaside resorts of Skegness, Mablethorpe and Sutton on Sea is about 35 minutes drive away with miles of sandy beaches to stroll along. There is also the nature reserves at Gibralter Point and Frampton and the seal breeding grounds at Donna Nook to visit. National Trusts venues at Gunby Hall and Doddington Hall are both about 15 miles away. Motorsport enthusiasts will enjoy a visit to the many days of action to be watched at Cadwell Park, 7 miles. Market Rasen racecourse is only 9 miles away at Market Rasen where you can also catch a train into Lincoln for a day out. The nearby village of East Barkwith has a shop and pub which also serves food, both are 1½ miles away.

The Groom’s Quarters was perfect for a family holiday. This luxury barn conversion is beautifully designed and decorated, with everything required for a comfortable and relaxing stay. It is situated in a very quiet location with lovely views, particularly during a good sunset. The owners, Jill and Colin, were incredibly kind and helpful throughout our stay, offering great advice on places to visit. They were especially accommodating when we accidentally left an item behind after checking out.Lincolnshire is a true hidden gem. This was our first visit, and we found so much to see and do that we would definitely return. We highly recommend visiting Woodhall Spa for its open-air swimming pool and the Kinema in the Woods, as well as Lincoln city with its stunning cathedral, castle, and steep, cobbled streets. The sandy beach at Sutton on Sea has Blue Flag status and offers all the amenities you need without the noise of amusement arcades. Tattershall Castle was another highlight. Thank you both for a wonderful stay!

Beautiful cottage. Very spacious. Ideal downstairs double bedroom and wet room. Very welcoming owners who go above and beyond. Children enjoyed feeding Hector the pony. Welcome pack of fudge and plum loaf, cheese and more was very much appreciated . Extremely well equipped with everything you could possibly need. Couldn't ask for anything more.

Lovely and quiet location, accommodation just what we required 3 bedrooms 3 en-suite shower rooms. Spacious and all done to a high quality. Well equipped and within easy drive to many interesting places. Nice nature and river walks and historic locations. Will visit again. Maybe when not so HOT. That’s the weather not the accommodation.
