Please note: The property has a natural water supply from borehole and there is a reservoir in the grounds, 55 yards away!. Nestling in a clearing of trees, at the foot of Helvellyn and close to the shore of Thirlmere, Dale Head Hall’s Victorian coach house, set within the grounds of one of lakeland’s finest hotels, has been carefully restored and converted into five apartments offering delightful holiday accommodation amidst breathtaking scenery. Overlooking the cobbled yard they retain much of their rustic charm and are comfortably furnished and equipped. Stroll through the wonderful garden and enjoy spectacular lake views the tranquillity that this very special setting offers.
The walking and wildlife from the doorstep is excellent. There is a stunning walk along the lakeside or for the more ambitious hiker Helvellyn beckons. The popular, bustling market town of Keswick with an abundance of interesting shops, tourist attractions and eateries is five miles. Thirlmere connects to the south Lakes via a spectacular mountain pass, where you can enjoy the many opportunities that Grasmere, Windermere and Ambleside have to offer. An excellent central location for exploring the Lake District.

Poor quality accomodation. Very unreliable internet access despite attempts by the manager to fix it. Accomodation should not be advertised as having wifi as that implies the wifi connection works.

I stayed in the Grooms Room in mid-January 2026. As others have said, the interior is dated/tired, although the refreshed bathroom was a pleasant surprise. That said the electric shower struggled to heat the water sufficiently for a truly hot shower. There is no guest-controlled heating in the premises, apart from the electric towel rail in the bathroom (and if desperate, the electric cooker!) The central heating radiators are on an external timer and go off at 10am and come on at 3:30 or 4pm, so if you find yourself in the flat during the day and it is cold outside, things will cool down unfortunately. Luckily it had warmed up slightly when I visited compared to the previous week of snow and ice. I like things cooler rather than hot, but the flat never felt really warm. If you feel the cold, you might want to bring your own electric heater and definitely bring some jumpers.Everything within reach was clean but unfortunately the very high vaulted ceilings are the home to a number of large cobwebs which really ought to have been removed by now based upon persistent feedback on their existence. There are no opening windows in the bedroom, just a couple of very small rooflights set very high in the roof with evidence of historic rainwater leaks. The bed and pillows were comfy and I slept very well all week.The phone number published to arrange key collection rings the adjoining hotel which closes for most of January (off season). Having phoned, left messages and not been contacted, the day before my arrival I ended up having to escalate with the agent to chase the keyholder. The keyholder did eventually ring me back with the collection details. Unusually for holiday rental, there was no guest info folder so no instructions on what to do with the rubbish/recycling, or where I should park my car (I left it in the hotel parking). As others have said mobile (Vodafone) signal is non-existent and the wifi is flaky at times. There are no ITV channels on the TV.Positively, I didn’t have to move the car all week with a wide range of walks from the doorstep, and there are stops on the 555 bus each direction a couple of hundred yards from the driveway. The location is wonderfully quiet and secluded. It offers amazing value for money and allows the budget conscious to stay centrally in the Lakes.Would I stay here again – yes I would. It has its faults but as a base for a single traveller visiting to walk every day and get away from it all for a week without spending a fortune it ticks all the boxes.

Lovely little place for a couple wanting to escape and enjoy the peace and quiet. Bathroom picture on website shows a bath and shower, however they have refurbished the bathroom and it’s now just a shower.
